When relocating, buyers find they get more for their money than in other US cities. Buying a house for sale in Las Vegas with desert landscaping equates to very little maintenance. If you desire more space, there are homes for sale in rural areas of town zoned for horses.
The majority of houses in the Vegas Valley are 25 years old or newer. As a result, most neighborhoods feature underground utilities, including high-speed fiber optic internet. Since every builder uses smart-home features and energy-efficient materials, new construction homes save on utility costs.
Las Vegas is comprised of 3 cities. and about half the valley is Unincorporated Clark County. Unincorporated Clark County includes The Strip and much of the southern part of the valley. Why Do People Move To Las Vegas?
With entertainment, affordable housing, jobs, a lack of traffic, and Nevada’s generous tax structure, there’s no other state like Nevada. Because the Las Vegas lifestyle is about fun, 35% of new residents are retirees.
Also, there is a low cost of living, incredible tax benefits, and 300+ sunny days each year with only 4″ of rain. No state income tax, no corporate tax, and no inheritance tax are very attractive too. Equally important is the inexpensive air travel fares, with friends and family flocking to visit. Of course, residents can travel inexpensively, too.
There is always something great going on. We are considered to be the “least likely medium city to experience a natural disaster.” Violent crime rates are low and people are friendly. The City of Henderson is consistently ranked in the “Top 10 Safest Cities” in the country.
Businesses and Recreation
Stores, roads, and neighborhoods still feel new even though they’re not. Many of the country’s favorite chain stores and restaurants have numerous locations around the valley. We feel like Big City USA when it comes to commercial businesses.
Parks and Recreation facilities, youth programs, concerts in the park, parades, festivals, and cultural events are part of our lifestyle. Walking trails offer over 1000 miles of recreation as well. Parks for every sport and community centers for meetings, clubs, and activities are important to our city’s residents.
National rankings about parks have North Las Vegas as 60th in the country. Las Vegas and Henderson are not on the chart despite Summerlin having over 250 parks. I can only conclude that they are not counting master-planned community amenities. With 75-100 master-planned communities in the valley, we should be in the top 10.
Within a master-planned community, each neighborhood has a small park, each community has at least 1 large park. There are greenbelts and walking trails that also connect neighborhoods.

Las Vegas And Sports
The last 5 years have exploded for Professional and Amateur Sports in the valley. UNLV Rebels have been around forever and are very popular. UNLV’s home base is the Thomas and Mack Center, and now football is played at Allegiant Stadium.
Many special events happen in Las Vegas, and now the Oakland A’s are scouting Las Vegas property. Who will be our next Pro Team? MLS soccer has prospects… How about basketball? Everyone loves Vegas! Our current sports are:
- WNBA Aces arrived in 2017 to play at Mandalay Bay Events Center, Michelob Ultra Arena. The ladies are keeping the Las Vegas winning attitude. Now owned by Mark Davis of the Raiders.
- Professional Sports organizations like to please worldwide audiences by holding Exhibitions and Special Event Games in Vegas.
- National Finals Rodeo is 10 days of boot-stomping fun every December.
- Golf is a large draw, with over 50 courses in the Las Vegas area. The TPC Las Vegas course hosts the annual PGA Shriner’s Open.
- Las Vegas Motor Speedway features NASCAR, drag racing, sports car driving, dirt track, and more. There are events most weekends.
- The LV Lights soccer team plays downtown at Cashman field and is becoming more popular every year.
- The Aviators are the triple-A team for the Oakland A’s with a brand new state-of-the-art 10,000 seat ballpark.

- Vegas Golden Knights (VGK) are an NHL expansion team. They took the city by storm, and the energy has not wavered. Loved by everyone, residents were rewarded with the Vegas Golden Knights making the Stanley Cup Play-Offs every year and the finals once. Go Knights, Go!
- NFL’s Las Vegas Raiders In 2020, the Las Vegas Raiders became an integral part of our city. Las Vegas became an NFL destination city. - The Silver Knights were purchased in 2019 to be the AHL farm team for the Golden Knights. Previously affiliated with the Colorado Avalanche, their Henderson facilities are exciting.
- The Knight Hawks are the new Henderson Arena Football team. The Silver Knights and Knight Hawks share the state-of-the-art Dollar Loan Center Arena in Henderson.
Lifestyle Advantages Of The Nearby Areas
Surrounded by beauty, within an hour from the valley are magnificent National and State Recreational Areas. Henderson is home to the Lake Mead National Recreation Area. Consider this your personal beach and waterpark.
Red Rock Canyon National Conservation Area has world-class rock climbing and many hiking trails. The visitor center teaches about the canyon before you venture onto the 30+ miles of spectacular trails in the area.
Another great place to explore just a few miles from Henderson is the Sloan Canyon National Conservation Area. This unpublicized and intentionally unmapped hidden gem offers hiking, picnicing, and petroglyphs to discover.
Mt. Charleston, in the northwest part of town, has snow sports and forest recreation. The Valley of Fire is half an hour north of the city.
A benefit of living in Southern Nevada is that you can see all these great sites in a day. Red Rock Canyon, Mt. Charleston, Lake Mead, and the petroglyphs at Sloan Canyon can be seen in the morning. Add a couple of hours to visit the Valley of Fire since it’s north near Mesquite and Utah.

We have worship facilities for every religion, plus clubs and Meet-Up groups for every activity and hobby. There are parades, fairs, music festivals and plays in the park, plus many more events year-round. Clark County has one of the best library systems in the country.
