What Is It Like To Live In Las Vegas?
The Las Vegas Valley Lifestyle
When you search Las Vegas homes for sale, what you want to consider is what you want your lifestyle to be. With such a diverse assortment of housing choices, make that your number one consideration. Homes come in all shapes, sizes, and prices in Las Vegas.
You can choose to live in view homes, golf course communities, retirement communities, horse zoned communities, and even waterfront homes with a boat. You can choose a brand new home built exactly how you want. There’s so much to choose from!
Lifestyle is the reason why over 5000 people a month (for 30 years) relocate to Las Vegas. Do you know anyone who lives here? Altogether, about 1/3 of the people that move to the Las Vegas Valley are from California. In addition to California, the next top states are Arizona, Texas, Illinois, and Florida.
Why is Southern Nevada so popular? A great lifestyle is the most common reason. The city is exciting – it’s growing, new and fun.
Why do people move to Las Vegas?
With affordable housing, a lack of traffic, and Nevada’s generous tax structure, there’s no other state like Nevada. Because the Las Vegas Lifestyle is about fun, 30% of residents are Retirees.
With a low cost of living, incredible tax benefits, and 300+ sunny days each year with only 4″ of rain, there are a lot of reasons to live here. No state income tax, no corporate tax, and no inheritance tax are very attractive too.
Equally important is the inexpensive air travel fares, with friends and family flocking to visit- and residents can travel inexpensively. There is always something great going on.
Homes and Amenities
Many people in Las Vegas choose to live close to their place of employment or friends. All three cities in the valley, Las Vegas, Henderson, and North Las Vegas have resale homes available and builders build brand new construction homes.
Almost 20 National Builders are building in the valley, in over 200 neighborhoods, offering 1000+ floor plans. The average age of a home for sale in Las Vegas is under 20 years old.
There are about 20 brand new home builders building homes in over 200 brand new home communities. You’ll find your ideal home in the right area with over 1000 different floor plans to choose from!
After selling their out-of-state homes, many people will pay cash for a fabulous home when relocating. Buying a newer home with desert landscaping equates to very little maintenance needed. If space is desired, there are still wide-open spaces in the more rural areas of town that are zoned for horses.
The majority of houses in the valley are 25 years old or newer. As a result, most neighborhoods feature underground utilities, including high-speed fiber optic internet. Furthermore, every builder now uses smart-home features and energy-efficient materials.
Businesses and Recreation
Stores, roads, and neighborhoods still feel new even though they’re not. Many of the country’s favorite chain stores and restaurants have numerous locations around the valley. We feel like Big City USA when it comes to commercial businesses.
Parks and Recreation Facilities – Youth programs, concerts in the park, parades, festivals, and cultural events are a large part of our lifestyle. Walking trails offer over 1000 miles of recreation as well. Parks for every sport and community centers for meetings, clubs, and activities are important to our city’s residents.
National rankings about parks have North Las Vegas as 60th in the country, and Las Vegas and Henderson are not on the chart. I can only conclude that they are not counting master-planned community amenities. With around 75-100 master-planned communities in the valley, we should be in the top 10.
Each neighborhood has a small park, each community has a large park, and walking trails connect them. The City of Henderson is consistently ranked in the “Top 10 Safest Cities” in the country. The lifestyle is peaceful too.
Las Vegas And Sports
The last 5 years have exploded for Professional and Amateur Sports in the valley. UNLV Rebels have been around forever and are very popular. UNLV’s home base is the Thomas and Mack Center, and now football is played at Allegiant Stadium.
Many special events are held in Las Vegas and now the Oakland A’s are scouting Las Vegas property. Who will our next Pro Team be? MLS soccer has two bidders… Every one loves Vegas! Our current sports are:
- WNBA Aces arrived in 2017 to play at Mandalay Bay Events Center. The ladies are keeping the Las Vegas winning attitude. Now owned by Mark Davis of the Raiders.
- Professional Sports organizations like to please worldwide audiences by holding Exhibitions and Special Event Games in Vegas.
- National Finals Rodeo is 10 days of boot-stomping fun every December.
- Golf is a large draw with over 50 courses in the Las Vegas area. The TPC Las Vegas course hosts the annual PGA Shriner’s Open.
- Las Vegas Motor Speedway features NASCAR, drag racing, sports car driving, dirt track, and more. There are events most weekends.
- The LV Lights soccer team plays downtown at Cashman field and is becoming more popular every year.
- The Aviators are the triple-A team for the Oakland A’s with a brand new 10,000 seat ballpark.
- Vegas Golden Knights (VGK) are an NHL expansion team. They took the city by storm, and the energy has not wavered. Loved by everyone, residents have been rewarded with the Vegas Golden Knights making the Stanley
Cup Play-Offs every year.
- NFL’s Las Vegas Raiders In 2020 the Las Vegas Raiders became an integral part of our city. Las Vegas has become an NFL destination city. Tourists enjoy Las Vegas entertainment and then Raiders Football – what a package! 2021 is the year for the Las Vegas Raiders and Allegiant Stadium. #VegasStrong #AllegiantStadium #RN4L
- The Silver Knights were purchased in 2019 to be the AHL farm team for the Golden Knights. Previously affiliated with the Colorado Avalanche, their Henderson facilities are exciting. Plans for their versatile stadium in Henderson are to also host indoor football and lacrosse teams in the near future.
Lifestyle Advantages Of The Nearby Areas
Surrounded by beauty, within an hour from the valley are magnificent National and State Recreational Areas. Henderson is home to the Lake Mead National Recreation Area. Consider this your personal beach and waterpark.
Red Rock Canyon National Conservation Area has world-class rock climbing and many hiking trails. The visitor center teaches about the canyon before you venture onto the 30+ miles of spectacular trails in the area.
Another great place to explore just a few miles from Henderson is the Sloan Canyon National Conservation Area. This unpublicized and intentionally unmapped hidden gem offers hiking, picnicing, and petroglyphs to discover.
Mt. Charleston, in the northwest part of town, has snow sports and forest recreation. The Valley of Fire is an hour north of the city.
A benefit of living in Southern Nevada is that you can see the Red Rock Canyon, Mt. Charleston, Lake Mead and the petroglyphs at Sloan Canyon all in a morning. Add a couple hours to visit the Valley of Fire.
There’s Something For Everyone
