💵 How much is the HOA in Cadence Henderson NV?
Cadence offers one of the best values in the valley among master-planned communities. Most master-planned communities charge additional fees in addition to the HOA fee. The most common is the LID (Limited Improvement District) or the SID (Special Improvement District) fee. This is a bond issued by the jurisdiction in which the community is located. The bond is repaid by each lot owner over 20 years. With resale homes, it is sometimes paid off.
An SID or LID can be more than $200 per month. Cadence does not have this fee. Also, many communities charge two HOA fees. One for the master plan and one for the individual neighborhood within the community. Cadence only has the one HOA. It is currently $75 per month. This fee covers common-area landscaping, a community pool, splash pads, fitness areas, and more. The only exception is if the neighborhood is gated or guard-gated, such as Heritage at Cadence.

The community center in Heritage at Cadence is the heart of the community. At over 22,000 square feet, the center offers a wide range of amenities. Outside the clubhouse are bocce ball and pickleball courts, as well as horseshoe pits. There is also a heated outdoor pool open year-round. Inside, there is a fully equipped, state-of-the-art gym and an indoor pool. There are plenty of activity and craft rooms, as well as meeting and game rooms. There is definitely something for everyone here.

Why Was The Land For Cadence Cheap?
55+ properties in Heritage at Cadence and all of Cadence are priced well. That is because the land was considerably less when sold for development. For years, the land was an EPA project. Many feet of dirt were removed, and clean dirt replaced it. The EPA says danger from contamination no longer exists. Here’s the story.
The land on which Cadence is built was involved in a factory explosion in 1988. The plant that made the Space Shuttle fuel had an excessive amount of fuel after the disastrous launch explosion shut down missions. Pepcon, Pacific Engineering and Production Company, has since moved to Utah. We wrote a PEPCON EXPLOSION blog about 5 years ago. There is a 35-year-old video showing the wave – check it out. Below are a few fact excerpts:
- The Pepcon Explosion was the largest domestic, non-nuclear explosion in recorded history at that time, according to NASA.
- The explosions could be felt 10 miles away, with the two biggest blasts measuring 3.0 and 3.5 on the Richter scale at observatories in California and Colorado.
- After the first explosion, a nearby natural gas pipeline exploded. Flames from the pipeline were visible all over the valley.
- Experts compared the explosion to a 1-kiloton air-blast nuclear detonation.
- Buildings were destroyed, windows of nearby homes were blown inward, doors were torn off their hinges, and Boulder Highway looked like a war zone.
The Resulting EPA Clean-Up
Nearby businesses in Las Vegas and Henderson were also destroyed. Subsequently, a large portion of land was designated as an EPA cleanup area. About 35 years later, the cleanup and dirt replacement in that area were completed. There are underground water treatment facilities at multiple locations that will operate and filter groundwater repeatedly before it arrives at Lake Mead for many more years.
The land is deemed safe by the EPA. I wouldn’t grow vegetables or dig a deep pool in the yard… NOTE: Some areas of this section were worse than others. This is disclosed in builder sales offices in new home contracts and is certainly downplayed in some areas. Cadence was on the fringe. In 2024, Cadence was the #1 selling new home community in the Las Vegas Valley.
