Here’s the situation: Las Vegas builders closed 9,990 homes in 2025, down 20% from 2024. This was the lowest total homes sold since 2016, according to Home Builders Research. In response, builders have gone aggressive. Nearly two-thirds of the builders are offering sales incentives right now. Incentives include rate buydowns, design center credits, price cuts, and creative financing programs. Incentives like these haven’t been around in years. New homes are also being built smaller and smarter to hit more attainable price points.

Before diving into specific builders, here is the market context that helps to shape the Las Vegas new home builders’ plans and motivation.
Full-Year Statistics For 2025:
- Total new construction homes closed: 9,990 — down 20% from 2024, and lowest since 2016
- New home building permits pulled: 9,734 — also down 20%, and lowest since 2016
- December 2025 permits: 995 — up 36% year-over-year (is a meaningful rebound signal)
- Builders offering incentives: nearly 65% as of early 2026 (Be aware- incentives are usually linked to using their mortgage company)
2026 Year-To-Date (Through Q1 2026):
- January closings: 525 | February closings: 664 — combined down 28% from early 2025
- February net sales: 755 — down 22% year-over-year
- March existing home sales: jumped 41.8% from February — Spring arrived!
- Q1 2026 new community openings: 70% more than Q1 2025 — builders positioning for tariff recovery
- Median new-home closing price (March 2026): $502,990 — down 5.1% from March 2025
- Average loan amount on financed new homes (March 2026): $499,865
- Average new community size in 2026: 64 lots – down from 103 in 2020. Centrally located land is scarce
Mortgage Rate Environment:
- Market rates are hovering around 6.4%–7.5% in 2026
- Many Las Vegas Valley new home builders offer loan interest rate buy-down programs, effectively bringing first-year rates to 2.99%–4.99% on select inventory
What this means for you as a buyer:
You have more negotiating leverage now than at any point since 2019. That leverage shrinks quickly if rates drop or builder inventory tightens. It disappears entirely if you do not use their lender. Please shop rates and fees with 3 lenders because builders are salespeople and make things look attractive. Verify.
We’ve had homebuyers who shopped rates and then turned down over $10,000 incentives. Most builders offer a cash-paying buyer discount, which fluctuates.
The 70% surge in new community openings in Q1 2026 tells you two things. 1. New home builders expect a recovery in the spring-summer months. 2. They are trying to emulate the Lennar and DR Horton success by having homes available to buy at all stages of construction.
Seeding inventory now means they probably can meet ready-move-in demand later. With the ever-changing Las Vegas new home real estate market, today’s incentives may not be on the table through year’s end.
The Townhome Trend You Need to Know About
One of the biggest structural shifts in 2026: “attached products” — townhomes and paired homes. Townhomes now account for 27–31% of the new home market share. That is the highest level since at least 2013, per Home Builders Research. By increasing density, land costs are reduced, thus resulting in lower home pricing.
A $200,000+ gap between what many buyers can afford and the cost of detached land has forced builders to get creative. If a detached single-family home feels out of reach right now, the townhome track is where a lot of the best 2026 value is sitting.
Community pools and HOA landscaping are very attractive to owner-occupied and Lock-and-Leave lifestyles. Popular attached communities to know: Groves at Caldwell Park (KB Home, Summerlin), Vertex (Tri Pointe, Summerlin), Heartland Trails townhomes (D.R. Horton, North Las Vegas), Iris Glen (Richmond American, Summerlin Grand Park Village), and Dove Rock (Woodside, Summerlin West).
Top 5 New Home Builders in Las Vegas 2026
These rankings are based on 2025 full-year sales volume from Home Builders Research’s most recent year’s complete data. They then added current community count, floorplan selection, buyer satisfaction, and active incentive programs in 2026.
This is not a reflection of quality or our experience. As a former NV structural engineer, I will say that quality varies from builder to builder and superintendent to superintendent. Construction is done by subcontractors who want to finish quickly. If the superintendent doesn’t inspect the residence after each contractor finishes, flaws often go unnoticed.
Lennar and D.R. Horton offer attractive new homes with limited options and fast closings, as well as higher-end customizable homes. Their move-in-ready builder model appeals to people who want an affordable and pretty, new construction home in a month or two.
Other builders recognized this trend and have begun constructing unsold homes. They preselect popular features and leave finishing options for the future homebuyer to select.

D.R. Horton was named the #1 top-selling builder for January 2026 by Las Vegas Home Builders Research, picking up after overtaking Lennar as the valley’s top seller in Q3 of 2025. Tempo Trails in the southwest valley had 51 sales in the most recent tracking period. and Heartland Trails in North Las Vegas had 43. Heartland Trails ranked #39 among the best-selling master plans nationally in 2024, with 463 total sales. These two affordable communities define D.R. Horton’s recent strength.
The trade-off is straightforward: D.R. Horton homes are production builds with standard finishes. They’re not trying to win an interior design award; they’re trying to get you into a beautiful home at the lowest possible monthly payment. If you’re managing a budget and don’t need a highly personalized home, D.R. Horton is hard to beat on value. Next-gen floorplans are extremely popular.

Pulte Homes Las Vegas also includes American West for large-home buyers and StoryBook Homes for unique land opportunities in Boulder City and Henderson. Together, the Pulte Homes brand covers buyer segments that no single-brand builder can match.
Pulte acquired over 240 acres of Summerlin’s “Back Bowl” in late 2025 from Howard Hughes Corporation for over $1.5 million per acre. That acquisition was followed by another 37 acres in Summerlin West. This is a builder placing an enormous long-term investment in a large piece of the remaining land in Summerlin.
