Summit Club is the best guard-gated community in Las Vegas. The entrance is lined with 10-foot-tall strategically placed boulders, palms, and seasonal flowers. It’s the most beautiful entrance in the entire Las Vegas Valley. The first time we went there, we talked to the guard, gave him our card, and he said OK. We thought we could drive in.
As we meandered up the entrance drive, the guard had chased us. When he caught up to us, we saw another guard ahead and were escorted out. They can book a tee time in some neighborhoods or visit the community center to discuss an event. Statistically, there are still crimes of opportunity in guard-gated neighborhoods when a resident leaves their garage door open at night.
There was a kidnapping years ago where they jumped the community’s exterior fence and drove out with the victim. Some people try to game the system, and guards make you safer.

Older communities with homes for sale in gated communities are rare but in demand. In the past 30 years, guard gated communities have been considered the safer, more expensive choice that discerning homebuyers want. That means you have many communities to choose from.
Guard Gated Communities are typically in more affluent neighborhoods with luxury homes due to the cost of full-time guards. There are quite a few in Las Vegas and Henderson, especially among homes for sale in golf course communities. High-rise condominiums for sale are gated with security.
Some communities have CCRs that are stricter than others, but most are very good. The best thing about having guards is that guards patrol neighborhoods day and night.

Living In Gated Communities
Among homebuyers, both guard gated and gated communities with homes for sale are very popular in the Las Vegas Valley. Living in a gated community adds prestige to a home and will add at least $100 a month to your Homeowners Association bill.
Besides a gate, there will be a wireless entry system where visitors will enter your code, and the system calls you for access. Some gated communities also have cameras on poles to record license plates.
No matter where you live, an access gate is not a guaranteed foolproof security feature. However, gates are a deterrent. In communities with gates, I can say that the biggest problem is when someone tries to force a gate open. Most communities have service contracts that will repair the gates, but you may have to wait a day or two.
Homes For Sale In Las Vegas Gated Communities
A single family home for sale in a gated community will sell for more than one in a non-gated community with the same number of square feet. This also varies by area and Clark County School District zoning. This is especially true in areas with recreational areas and walking trails.
When there is a home for sale in a gated community, we often will not do an open house because we don’t want to give out the gate code. Homeowners give their gate code to trusted service people, family, and friends. All these people are possible leaks in security. Usually, utilities, services, and common delivery companies have their own access codes.
Most gated communities and communities with guard gates have a pedestrian gate closing off the sidewalk with push-button coded access. Pedestrian gates are not the weak link in security; people are.
Most 55+ Active Adult communities have guards who provide additional support to homeowners. Vacation checks are a great example of what they do. When porch lights blink in some developments, they call an ambulance and escort it to the home. Even though some communities do not have guarded access, guards are aware.
