Golf course locations and views are not necessarily guaranteed. Who owns the golf range matters. Most golf course residents pursued ownership if their golf course was not owned by the association.
Recent court cases, as well as the October 2020 Supreme Court verdict for Queensridge, have set precedence. We now need to examine the association documents carefully.
About 10 years ago, Stallion Mountain’s 54-hole course became 18 holes. Instead of backing to lush green grass, people now have houses in their backyard.
About 6 years ago, the golf course at Queensridge (located a block east of Summerlin), The Badlands, was purchased. 
The new owners chose to build homes on that valuable land. After extensive court battles by some wealthy residents, the U.S. Supreme Court ruled for the golf course owners. The homeowners lost their golf course.
They will soon be getting brand new houses for sale. A smart, savvy, wealthy developer made a lot of money by speculating and changing the zoning from commercial to residential lots.
Buyer Beware!
With 3 Nevada cases now as precedent, other golf course homeowners are taking note. Private golf courses are safe if the course is owned by the homeowners. If not, it’s entirely possible to have a house on the other side of your view fence.
Since we cannot guarantee that any community’s zoning won’t change, we do our homework. We investigate for you and urge you to do the same. Since we know most neighborhoods, we may even know the situation of a golf course you’re considering.
