They’ll all have optional annual golf course passes that are reasonably priced. Municipal courses in Las Vegas, Henderson, or North Las Vegas do not have homes built around the course.

There are homes within a golf community that have the benefit of the neighborhood. Being in the community but living across the street or down the block from the course will cost far less money. Living on the fairway will also be priced lower for a reason!

What’s The Best Community For You?

1. What type of house do you want? Custom, semi-custom, a nice tract home, a Golf Villa, High-Rise, etc. Then think about structural features- do you want a one-story or two-story single-family home? Maybe a home with a pool on a golf course? How about a golf, mountain, or city view? 

2. What type of community do you want to live in? Guard Gated? On a hill? Country Club? Active Adult 55+? After choosing the features of the community you want, what location do you want? Do you want the expansive openness of living directly on a green or fairway? Maybe the water feature on the golf course attracts you. Others care about the proximity of the clubhouse to your house.

Supreme Court Golf Course Ruling

Golf course locations and views are not guaranteed. Recent court cases, as well as the October 2020 Supreme Court verdict for Queensridge, have set precedence.  We now need to examine the association documents carefully.

About 10 years ago, Stallion Mountain’s 54 hole course became 18 holes. Instead of backing to lush green grass, people now have houses in their backyard.

About 5 years ago, the golf course at Queensridge (located a block east of Summerlin), The Badlands, was purchased. The new owners chose to build homes on that valuable land. After extensive court battles by some wealthy residents, the U.S. Supreme Court ruled for the golf course owners. The homeowners lost their golf course.

So, 6 years later, the picture to the right shows how the course looks. There is nothing homeowners in the community can do. They must be town – do they feel grateful that there are dusty weeds in their backyards or do they want houses?

After that ruling in October 2020, The Las Vegas Planning Commission approved a zoning change of the Royal Links Golf Course. The Las Vegas Valley’s east side never has large parcels of land for sale.

They will soon be getting brand new houses for sale. A smart, savvy, wealthy developer made a lot of money by speculating and changing the zoning from commercial to residential lots.

Buyer Beware!

With 3 cases now as precedence, other golf course homeowners are taking note. Private golf courses are safe if the course is owned by the homeowners. If not, it’s entirely possible to have a house on the other side of your view fence.

Since we cannot guarantee that any community’s zoning won’t change, we do our homework. We investigate for you and urge you to do the same. Since we know most neighborhoods, we may even know the situation of a golf course you’re considering.

Call, let’s talk. Check with us to see if there have been rumors in the area you’re looking at. Thankfully, closing a Las Vegas or Henderson golf course is unusual. Sadly, there is also no guarantee that a golf course will stay as it is unless the association owns it.
