Golf course homes for sale in Las Vegas and Henderson are highly desirable. As a general rule, they are gated communities and about 1/2 of the neighborhoods have guard gates.
The courses are beautiful and the lifestyle is luxurious. Besides multiple prestigious private golf courses, Henderson has 9 public golf courses.
There are 21 golf courses in Las Vegas, 3 in North Las Vegas, 3 Municipals, and 5 courses in private communities in the valley. Some of these locations will also have multiple courses.
Most courses have homes for sale on every piece of land that is not being utilized by the course itself. You’ll find golf course homes for sale in the golf course, on a fairway, a tee box, and a green.
Where Are The Best Golf Course Homes For Sale?
There are less expensive houses not on a golf course for sale where the homebuyer may not even golf. Living in a Las Vegas or Henderson golf course community
has great security and socialization aspects to consider.
There is also Pahrump, Mesquite, Boulder City, Primm, and Laughlin to consider. A total of 51 golf courses are within 50 miles of Las Vegas and about 40 have homes on them.
Golf course homes are extremely varied in size, lot size, location, and price depending on the community and course. We’ve sold 2 bedroom homes with golf course frontage and homes that were much larger. They are all relaxing and peaceful golf course communities.

Do you want a custom home, a golf villa, or a tract home? We want you to be in the area you want to be in. There’s also a variety of location types to consider in a golf community. Some communities allow golf cart traffic.
Price: Differences in price and value of a property can be small or extremely large. The price of a golf course home for sale depends on the square footage of the house, the lot size, and the location on the course.
For example, a home on the 18th hole at Rio Seco in Seven Hills will cost a lot more than a home on the 3rd Fairway on the same golf course. Homes for sale have price variances on less prestigious courses except on a smaller scale.
Why Do You Want A Golf Community?
Location: General factors to consider- Are you on a Fairway or near a Tee-box? Fairways get more golf balls hitting the house. Tee Box homes have voices heard in their yards.
All houses for sale on a golf course will have issues including less backyard privacy. Putting greens have people hanging around laughing and having fun. Since I don’t golf as frequently these days, balls hitting your home will be rare.
Security: Almost every golf course community is gated or guard gated. Golf Courses also have private security staff. Besides patrolling the course, the streets are patrolled.
Some communities offer vacation checks, and many 55+ communities have an emergency flashing light system that’ll alert the security patrols and neighbors.
A Relaxing Feel
View: Views are varied. Are you a people watcher? Do you like sunsets and sunrises, water, grass, desert landscaping, mountain views, wide-open space?
Entertainment: My father loves sitting in his raised spa watching the golfers play during the day, then eating outside while enjoying the sunset. He experiences the cool breeze off the golf course, nature, and bunnies while drinking a glass of wine at night. What would you like? Warning: Las Vegas Bunnies LOVE pansies.
Peace and Tranquility: Nighttime is as dark and peaceful as you can get in Las Vegas while living in the brightest place on earth. Golf course sprinkler noise and lawn mowing once a week can, however, the wide-open spaces are usually quiet and almost as entertaining as golfers- you never know what you’ll see!
Restaurants and Community Centers Are Common
Amenities:
Golf communities often have community centers or clubhouses, which often have a restaurant and/or a bar. Besides being the 19th Hole, these gathering spots are a great way to meet like-minded people and to entertain guests.
Most communities with golf courses will also have other facilities. These may range from a general swimming pool with a spa.
Others have therapeutic pools with spa facilities, locker rooms, fitness centers, and a variety of sport courts. Besides classes, many retirement communities have people who play games in the shaded areas poolside. There’s a lot to do for the non-golfer too.
Events: Each community will have events for the residents. A few have live music on the weekends. Some offer free lessons and clinics. Many have 4th of July fireworks.
Why buy a house on a golf course? I think it’s about lifestyle. What do you want? Personally, I think the best part of golf course living is having green grass to look at and not having to maintain it.

“The Best Golf Course Community” will depend mainly on your criteria. Do you want to live on a course you like to play? Are you looking at a golf community for the ambiance and community?
Do you want to be in a 55+ Community with a lot of activities and amenities? The most expensive housing is at Dragon Ridge in Henderson. The most affordable golf course homes will be in Los Prados and Stallion Mountain. Sun City and Del Webb communities have single family homes that are priced more affordable.
Whether you play golf or not, you’ll probably use the same factors as with any home to decide- “What area of town do you want to live in?” and “What do you want to pay?” then we add golf course choices to the equation. Prepare to tee off and let’s get started!
