Hotel Condominium Rental Investments

CCRs in most high-rise condominium buildings on The Strip are very strict and strictly enforced. To protect every resident’s safety and be unbiased towards anyone, CCRs are equally enforced. All CCR rules must be adhered to. That being said, management is stricter in elite towers requiring “in-person” permission access.

We’ve sold buildings where an owner must give the names of guests in person. Others where the owner must occupy their condominium overnight between guests. Please tell us your situation so we can assist you in ruling out some developments.

The Home Owner Associations in about 1/3 of the Strip’s Condominium Towers allow short-term rentals. Those towers are called a Condominium-Hotel or a Condo-Tel. There are 6 (reducing to 5) high-rise towers that allow condominiums to be short-term rental investment properties. A short-term Las Vegas high-rise condo rental means it has an “under 6-month” rental agreement.

Condo-tel Investment Rentals

We work with both high-rise condo owners and renters but not as management. Are you looking for a Strip high-rise condo to rent or buy as an investment property? Buyers looking for a condo-tel to be a possible rental property now have the choice of 5 towers. Waldorf Astoria HOA voted to restrict new owners from doing short-term rentals.

Condo-tels can be managed by in-house management, private management, or self-managed. Giving you options, condo-tels can also be rented nightly or full-time when the owner is not in residence.

Many businesses choose the “condo-tel” option to have a property available when needed and still have it pay for itself. When room rates are at peak rental rates, condo-tels also demand high nightly rent.

Receiving $600 a night for a basic unit is not common but also not uncommon. New Year’s Eve, large trade shows, and premier sporting events are examples of extremely high-demand occasions with premium pricing.

Las Vegas High Rise Rentals

All of the condominium towers in Las Vegas are non-gaming properties. When connected to a gaming hotel, guests are given direct access to the “parent” hotel and casino’s amenities.

Another high-demand investment property option is furnished luxury long-term (6 months or longer) high-rise condos for rent. Las Vegas has a rental property shortage, so short-term renters will pay more. People waiting for a house to be built, entertainers with residencies, and athletes are examples of 6- 6-month renters.

Access to parent hotels includes 24-hour access to most of their hotel amenities. Trump International Las Vegas and Platinum Condominiums are the only high-rise condo tels without direct access to a hotel. They both have many hotel and casino properties nearby. When reading listings of Strip condos for sale, note that the association fee at Platinum Towers is higher than all others, so prices are lower.

In these buildings, in-house management puts available residences into their rental pool to try to make occupancy balanced among the owners. Management handles everything from admittance to check-out, accounting, and housekeeping. Of course, on-site management charges a monthly fee, and they’ll retain a percentage of the fees charged from every rental facilitated.

High Rise Condominium Rentals

A condo-tel for sale needs a cash buyer, private money, or owner financing. Consult an accountant for a list of tax benefits. Typically, management provides you with an accounting every month, and you can stay any time unless it’s already rented. Cleaning is a separate charge usually passed on to the guest. Some properties include maintenance and furnishings; however, most don’t.

Las Vegas luxury high-rise Condo-Tels for sale right now are in demand. Pandemic vacancy and personal reasons had some sellers motivated to sell their units, so appreciation in 2020-2021 was lower than houses for sale in Las Vegas.
