Hotel Condominium Rental Investments
CCR’s in most high-rise condominium buildings on The Strip are very strict and strictly enforced. To protect every residents’ safety and be unbiased towards anyone, CCR’s are equally enforced. All CCR rules must be adhered to. That being said, management can be strict in elite towers and require “in-person” access.
We’ve sold buildings where an owner must give the names of guests in person. Others where the owner must occupy their condominium overnight between guests. Please tell us your situation so we can assist you to rule out some developments.
The Home Owner Associations in about 1/3 of the Strip’s Condominium Towers allow short-term rentals. Those towers are called a Condominium-Hotel or a Condo-Tel. There are currently 6 high-rise towers that allow their condominiums to be short-term rental investment properties.
If you’re looking for a Las Vegas high-rise condo rental property, do you want a rental investment property with long-term renters or the option of short-term rental nights? A 6-month rental is considered long-term in most high rise condominium towers. This makes a difference as to which condominium towers to consider.

Buyers looking for a condo-tel to make a rental property have a choice of 6 towers. Most condo-tels are associated with a Las Vegas Hotel and Casino. They are used as an overflow option or for guests who desire a non-gaming influence atmosphere.
Las Vegas has 6 high-rise condominium developments that allow short-term rentals. We call them condo-tels. Condo-tels can be rented as full-time rentals or nightly rentals when the owner is not in residence.
Many businesses choose the “condo-tel” option to have a property available when needed and still have it pay for itself. When room rates are at peak rental rates, condo-tels also demand the high nightly rent. Receiving $600 a night for a basic unit is not uncommon. New Year’s Eve, large trade shows, sporting events, and the NFL draft are examples of extremely high-demand events with premium pricing.
Las Vegas High Rise Rentals
All of the condominium towers in Las Vegas are non-gaming properties. However, some are connected to gaming or are a part of a gaming facility. If that’s the case, guests are given direct access to the “parent” hotel and casino’s amenities.
If you are looking for an investment property, there is also a demand for luxury long-term (6 months or longer) high rise condos for rent. Las Vegas has a rental property shortage. Rents kept up with appreciation going up 23.7% in 2021. The anticipated rental rate increase for 2022 is an additional 7%.
Access to parent hotels includes 24-hour access to most of their hotel amenities. Trump International Las Vegas and Platinum Condominiums are the only high-rise Condo-Tels without direct access to a hotel. They both have many hotel and casino properties nearby.
In these buildings, management puts available residences into their rental pool to try to make occupancy balanced among the owners. You have the option to rent your residence yourself or use their service.
Management handles everything from admittance to check-out, accounting, and housekeeping. Of course, on-site management charges a monthly fee and they’ll retain a percentage of the fees charged from every rental facilitated. The good news is that most HOA fees include maintenance.
What can make a condo-tel a great investment is when rents are high. In 2021, the last week of October had a Raiders game, a VGK game, the Electric Daisy Festival for 3 days, and other events happening, The average hotel room started at $400 and condos were higher. Pre-pandemic had numerous dates with $600 a night room rates.
High Rise Condominium Rentals
A condo-tel for sale needs a cash buyer, private money, or owner financing. Consult an accountant for a list of tax benefits. Our understanding is that management provides you with accounting and you can stay any time you want.
There is a monthly management fee to put your property in the “rental pool.” Then a percentage of the nightly rent goes to management. Cleaning may be a separate charge usually passed on to the guest.
Las Vegas luxury high-rise Condo-Tels for sale right now are in demand. Pandemic vacancy and personal reasons had some sellers motivated to sell their units so appreciation in 2020-2021 was lower than houses for sale in Las Vegas.
