Hotel Condominium Rental Investments

CCR’s in some buildings are very strict and strongly enforced. To protect the residents’ safety and be unbiased towards anyone, equal enforcement of the CCRs and all of the pre-determined rules are strictly adhered to. The Home Owner Associations in about 1/3 of the Strip’s Condominium Towers allow short-term rentals. Those are called a Hotel Condominium- a Condo-Tel. There are currently 6 that will allow their condominiums to be rental investments.

If you’re thinking about a luxury Las Vegas High Rise rental, the first thing to decide is if you want to own part of the Las Vegas Strip. The second thing is to determine if you want to live in the building part-time, stay sometimes, or rent your unit out when you are not in residence. This makes a difference as to which buildings to even consider.

All of the condominium towers in Las Vegas are non-gaming properties. However, some are connected to gaming or are a part of a gaming facility. If that’s the case, guests are given direct access to the “parent” hotel and casino. This includes 24-hour access to most of their amenities. Trump and Platinum Condominiums are the only luxury high rises Condo-Tel without direct access to a hotel and casino property- but numerous gaming properties are close.

In these buildings, management provides renters, charging premium rents for special occasions. Management will handle everything from admittance to check-out, accounting, and housekeeping. Of course, on-site management charges a monthly fee and they’ll retain a percentage of the fees charged from every rental facilitated. The good news is that maintenance is included in the HOA fees.

Las Vegas luxury high rise Condo-Tels for sale right now are still in demand. Due to pandemic vacancy and other factors, some sellers are very motivated to sell their units.
