📉 Are House Prices Dropping In Las Vegas?
Some areas have house prices dropping in Las Vegas, and some do not. Some price ranges have reasonable sellers, and some aren’t as reasonable. It seems like the more expensive homes, $2 – $5 million, hold out longer than lower-priced home sellers. We track median SOLD prices each month, and for all of 2026, they have stayed within 1% of the previous month, going up and down between $485K – $490K. I think relocating homebuyers from out of state are keeping the market stable.
📍 What Is The Nicest Part Of Vegas To Live In?
I’m going to say Summerlin is the nicest part of Vegas to live in. I’ll tell you why. Homes and home prices are very similar to Henderson. Schools, community amenities, and commercial businesses are also similar. What Summerlin has that Henderson doesn’t have is cool breezes coming down from Mt. Charleston and an earlier “sun blocked by the mountains” time.
Henderson tends to be about 5 degrees warmer in the summer. North Las Vegas has a lot more rain than the rest of the valley, but it has military planes keeping the skies interesting.
⚠️ What Part Of Vegas To Stay Away From?
The older part of West Las Vegas by Downtown and Craig Ranch in North Las Vegas has known soil issues where houses are falling apart. I will always inform our clients about those two areas of North Las Vegas. Del Webb Lake Las Vegas also has some expensive view homes where the mountain was cut and the lots filled in until they were level. Now homes have moved several inches toward the view drop-off. That’s three areas.
The 4th is behind Sam’s Club along Tropicana at Boulder Highway by Stallion Mountain. I don’t like the smell around the water treatment plant. There is a great golf course directly across the street. It’s affordable! I won’t say to stay away, but know that it smells.
🏘️ What Is El Dorado In Las Vegas?
Eldorado was the first master-planned community in North Las Vegas. Surrounding a large green community park with tree-lined streets, Eldorado is a nice neighborhood. Originally built by Pardee Homes, Tri-Pointe Homes bought Pardee, and now the largest Japanese Builder bought Tri-Pointe Homes.
Mainly built by a single builder in the 1990s, most properties’ main negative is tree roots. Eldorado is very green in comparison to other areas. Homes on the north side of the development are newer because they were built when the beltway access opened the area up.
