The area where Silverado Ranch was built was an alluvial fan below the airport, a flood zone with very sandy soil.
After flood control built flood retention basins and streets had drainage, schools were built for all age groups. Multiple builders bought land. In the late 1990’s, the first homes were sold in this conveniently located development, where kids could walk to school.

There is a new development selling land for building a custom home in Summerlin for $7,000,000 an acre with no golf or city view. The jury is still out.

There are other nearby neighborhoods that are not in the Silverado Ranch master plan but are very close, without HOA fees.
The ground on which Silverado Ranch is built required extensive flood control modifications to be removed from the floodplain. Originally an alluvial fan, the dirt tends to be sandy. When the flood control planning finally reached the Silverado area, developers got busy!

Due to the Silverado Ranch’s location – the residents have MANY shopping and dining options within 5 minutes. There is absolutely no shortage of options when it comes to shopping, dining, and entertainment near Silverado. Many chain stores and restaurants are on Eastern, Las Vegas Blvd., or St. Rose Parkway.
Target, Walmart, Lowe’s, and the Las Vegas Outlet Mall are very close. The Galleria Mall is a few miles away, and Town Square and The Las Vegas Strip are just north of the airport. The South Point Hotel and Casino is on the other side of Las Vegas Blvd.
Of course, The Strip has more options than anyone can think of. Whether you want to shop, dine, or be entertained, The Strip is always an awesome place to play. Allegiant Stadium is conveniently located near Silverado Ranch as well as UNLV and the Thomas and Mack.
While conveniently close to Harry Reid International Airport, the flight paths do not go over the community. The airplane noise is minimal. It’s the best of both worlds. Easy access to the airport without the noise and close to everything Las Vegas and Henderson have to offer.
Schools Zoned For Silverado Area
While Silverado Ranch was under construction, independent builders bought the surrounding land and built similar types of homes. Sometimes it’s hard to differentiate between Silverado Ranch and other neighborhoods. The main difference will be in the HOA and CCRs, which mostly show in the maintenance of a neighborhood. Homes for sale in Silverado Ranch may have an association fee, but they do not have LID fees for infrastructure.
In the late 1990s, land in this area was inexpensive, and the Las Vegas School District was awarded excessive land by the BLM. Therefore, Silverado is surrounded by schools, and many kids are bused to them from nearby neighborhoods. If you are looking for a particular school, let me know, and I’ll do a specialized search for only homes in that district.

There are numerous medical facilities and long-term care centers located in the area. St. Rose Dominican Hospital has a 24-hour emergency room and is only one major street away on St. Rose Parkway.
