There are several neighborhoods and builders within the Spring Mountain Ranch area. It was first developed in the 2000s and is a well-kept development with nice resale homes at affordable prices.

MacDonald Highlands in Henderson is guard-gated, on the hill, surrounding the Dragon Ridge Golf Club. Homes are condos, golf villas, tract homes, and custom homes. The most expensive home ever sold in the Las Vegas Valley was in MacDonald Highlands.
💰 Are Ranch Style Houses More Expensive?
Ranch-style houses are more expensive in Las Vegas. Not only do they require larger parcels of land for the footprint of a home, but more post-tension wiring, foundational cement, and footings are also required. You can build a two- or three-story home on far less land and for less money per square foot.

The Spring Mountain Ranch master-planned community is located further north than most other houses. Resale Spring Mountain Ranch real estate listings with and without pools are a good value, and property taxes are lower.
A business center is on the drawing board for Kyle Canyon Road, one freeway exit north. The vision includes hiring people from the Centennial Hills area to reduce traffic impacts and take advantage of the educated workforce in the area. Growing north makes sense; it is where the vacant land remains, and development is happening.

I was looking at Spring Mountain Ranch homes for sale with a client last month. What we noticed was that at this age, many houses still need a facelift. There is a large difference between remodeled houses and remodeled ones, and it’s very apparent. Remodeled houses have been painted on the interior and exterior, and have installed new flooring, hopefully plank flooring, in the common areas. They feel new.
Kitchens are a huge expense, and it takes time to complete the remodel. If it’s done already, that’s a lot of disruption you can avoid. You might want to do a remodel yourself! There’s a lot to be said about choosing your appliances, cabinets, and countertops.
In Las Vegas, most air conditioners last about 20 years and cost at least $10,000 for 3-4 tons. Many houses have two units. Heaters last much longer. When you see light fixtures with large, round bulbs in the bathroom, it’s a dead giveaway that nothing has been remodeled. Remember to look at pictures online and notice the difference. We need to ask about HVAC before making an offer.
