💵 Is It Expensive To Live In Lake Las Vegas?
The houses and prices are very similar to the rest of the Las Vegas Valley. Lake Las Vegas is at the easternmost point of homes in Henderson. Depending on where your home is located, it can take 13-15 minutes driving within the development to get home. You will have to personally weigh the pros and cons of the cost of those minutes and miles. The development has a market, restaurants, and hotel properties. Stores and retail establishments are just down Lake Mead Parkway.
📍 Is Lake Las Vegas A Good Place To Live?
Personally, I love it there. The water, greenery, and mountains are beautiful. The community centers are great, and homes are luxurious. It is still rather isolated, even though the city businesses have caught up with the area. There’s a feeling of calmness and safety.

In the last few months, some Lake Las Vegas home problems have been identified. There are some Del Webb mountainside – view homes where the building pad seems to not be firm and houses are moving a couple of inches. The problems are being investigated. So far, these 4-5 year old homes are the ones with issues. Stay away from the Del Webb community center area, and your home should have no issues. In addition to views of Lake Las Vegas, some residences offer views of Lake Mead. Others may have a view of the city lights of Henderson and Las Vegas. The Ritz Hotel opened in 1996 and was sold to the Hilton Vacation Club during the financial recession. In 1996, Lake Las Vegas was originally a guard-gated custom home community. The draw of the community is its seclusion, security, and luxury living on the water in the desert.
Surrounded by the greenery of the Reflections Bay and South Shore golf courses, the scenic mountains complement the entire area. Reflection Bay is an award-winning Jack Nicholas Signature Golf Course.
The Village At Lake Las Vegas
The village at Lake Las Vegas has a retail area with food. Strolling through the area is a great adventure. Lake Mead is about 5 miles further up the road.
Today, there are 4 resorts and vacation club properties at Lake Las Vegas. A casino, convention center, restaurants, indoor and outdoor pools, and many sporting activities are a continuous draw for these properties. They are catered to by vacationers as well as residents and their guests. With all of their incarnations, they still need a remodel!
The LLV master plan residents enjoy abundant amenities, including the lake, marina, retail village, pickleball courts, resort hotels, dining, golf, and boating. The entire community is known as being a fun, luxurious place to live and play.

As the community evolved, the original developers went bankrupt, and the new owners removed the guard gate, making separate gated communities within the development. This left the community retail area open to the public and allowed developers to charge lower association fees.

Being surrounded by peace and quiet and luxury amenities is a nice way to live, in our opinion. The proximity to Henderson’s retail and the Entertainment Capital of the World, only 20-30 minutes away, makes Lake Las Vegas highly desirable.

I remember our first visit to Lake Las Vegas… The entire office was invited to tour the “up-and-coming” NEW Lake Las Vegas in 1995. A cruise on the yacht and breakfast sounded good, but it was “ALL THE WAY OUT THERE,” past Henderson!
The morning came, and it was a lovely day, so we went. We cruised around on the water at the new development, ate great food, and watched dirt being moved.
They were building water features on the golf course. There were a few completed holes with a few spots of green. What a difference 26-27 years has made! The same boat is in the picture below.
With Henderson’s growth, Lake Las Vegas is now “just down the road” without miles of desert between the city and the community. It’s still secluded, but now it’s close to EVERYTHING!
The community stayed true to its plan to be both elegant and elite. It’s also a great master planned community for the people who live there to enjoy. Every time we go there, I like it more.
The Lake and Marina
The Features of Lake Las Vegas
The lake is a man-made freshwater lake whose water level will never change. The Las Vegas Wash was tunneled and piped under the lake to continue its journey to Lake Mead.
This was done to maintain the lake’s beauty, water quality, and water levels. All-electric types of watercraft are allowed on the lake, and some are available to rent.
There is a great community center and outdoor recreation area open to residents. Several community also have their own recreation areas. With an adorable small grocery store and deli, the coffee bar fits right in.
The marina area has a park-like feel. Tables are abundant under shade structures beside the waterfront. Everyone enjoys them for eating, drinking, playing games, and being near the water. There is also water sports equipment and boat rentals available inside.

Del Webb- There was another expansion at LLV in the spring of 2020. A Del Webb retirement community opened their doors with the addition of Del Webb at Lake Las Vegas.
This elegant 55+ active adult community is on the north side of the lake. Featuring their own community center with their own amenities, sales are robust. All we could think of on our first visit was, “What a great retirement lifestyle!”
They built a second access road to the Las Vegas Valley, a community center, and beautifully terraced hills. There are no lakefront homes available at Del Webb Lake Las Vegas.
There is still plenty of available land for expansion, and it looks like Del Webb will be building for years to come. This particular Del Webb’s success as an active adult community is due to the seclusion. They certainly elevated residential resort-style living for retirees.
