The recently added Del Webb’s 55+ development is a beautiful addition to the community. With a close proximity to Lake Mead and everything in Henderson, it’s secluded but not. The neighborhoods within Lake Las Vegas feel open and spacious with lots of fresh desert air.
Surrounded desert mountains, there’s a secluded privacy factor surrounding the entire development. Each builder builds in the community’s elegant mediterrean housing style. Neighborhoods are mostly separately gated communities that surround the large man-made lake, golf course and/or village.
Amenities At Lake Las Vegas
Besides the views of lake, some residences enjoy views of Lake Mead, and/or the city lights of Henderson and Las Vegas. Some homes along the shore of the lake have built private boat docks. Being able to live on the water with golf and the city’s closeness, attracts many people, performers and celebrities.
The Ritz Hotel anchored Lake Las Vegas from its opening in 1996 until they sold to the Hilton Vacation Club during the financial recession. In 1996, Lake Las Vegas originally started as a guard-gated custom home community. The draw of the community is its seclusion, security, and luxury living on the water in the desert.
Surrounded by the greenery of the Reflections golf course, the surrounding scenic mountains compliment the entire area. Reflections is an award winning Jack Nicholas Signature Golf Course.
The village has a retail area with food. Strolling through the area is a great adventure. Lake Mead is less than 5 miles up the road.
Today there are 4 resorts and vacation club properties at Lake Las Vegas. A casino, convention center, restaurants, indoor and outdoor pools, and many sporting activities are a continuous draw for these properties. They are catered to by vacationers as well as residents and their guests.
The Community’s Growth
As the community evolved, the original developers went bankrupt and the new owners removed the guard gate making separate gated communities within the development. This left the community retail area open to the public and gave developers the option of charging smaller association fees.
Lake Las Vegas housing expanded to several luxury builders who built contemporary-Mediterranean styled tract housing and condominiums at reasonable price points. Smaller custom home lots were sold and now house some beautiful luxury home additions.
Being surrounded by peace and quiet and luxury amenities is a nice way to live, in our opinion. The proximity to retail in Henderson and The Entertainment Capital of the World only 20-30 minutes away makes Lake Las Vegas extremely desirable.
Del Webb and Lake LV Amenities
The LLV master plan residents enjoy abundant amenities including the lake, marina, retail village, pickleball courts, resort hotels, dining, golf and boating. The entire community is known as being a fun, luxury place to live and play.
Del Webb- There was another expansion at LLV in the spring of 2020. A Del Webb retirement community opened their doors with the addition of Del Webb At. Lake Las Vegas on the north side of the lake. Featuring their own community center with their own amenities, sales are robust. All we could think of on our first visit was, “what a great retirement lifestyle!”
There is still plenty of available land for expansion and it looks like Del Webb will be building for years to come. This Del Webb’s success as an active adult community is due to the seclusion and they’ve elevated residential resort style living.
The Features of Lake Las Vegas
The lake is a man-made, freshwater lake that will never change water levels. The Las Vegas Wash was tunneled and piped under the lake to continue its journey to Lake Mead. This was done to maintain the lake’s beauty and water quality as well as water levels. All-electric types of watercraft are allowed on the lake, and some are available to rent.
There is a great community center and outdoor recreation area open to residents. Several community also have their own recreation areas. With an adorable small grocery store and deli, the coffee bar fits right in.
The marina area has a park-like feel. Tables are abundant under shade structures beside the waterfront. Everyone enjoys them for eating, drinking, playing games, and being near the water. There are also water sports equipment and boat rentals for the residents available inside.
Before Houses At Lake Las Vegas
I remember our first visit to Lake Las Vegas… The entire office was invited to tour the “up-and-coming” NEW Lake Las Vegas in 1995. A cruise on the yacht and breakfast sounded good, but it was “ALL THE WAY OUT THERE!” Past Henderson!
The morning came, it was a lovely day, so we went. We cruised around on the water at the new development, ate great food, and watched dirt being moved and water features being built on the golf course. There were a few completed holes with a few spots of green. What a difference 26-27 years has made!
With Henderson’s growth, Lake Las Vegas is now “just down the road” without miles of desert between the city and the community. It’s still secluded, but now it’s close to EVERYTHING!
The community stayed true to its plan of being both an elegant and elite place to live. It’s also a great master planned community for the people who live there to enjoy. Every time we go there, I like it more.
Today’s Lake Las Vegas Housing Market
Houses in Lake Las Vegas range from elaborate custom homes on the water to $300,000 ish condominiums and everything in between. The mid-range homes are also fabulous – they’re stylish and elegant luxury homes.
Architecture throughout the community is a mixture of Mediterranean and Contemporary. Custom building lots with a minimum of 1/4 acre are available starting at around $300,000.
In 2008-2011 during the recession, water-front communities in Las Vegas and Henderson had the lowest depreciation rates. I assume that was because these areas had the fewest foreclosures, which kept the neighborhood prices stable.

Today Lake Las Vegas is simply a beautiful place to live. There is the added security and peace offered by being 5-10 minutes from retail. There’s a great sense of community with the marina, golf, aquatic clubhouse, and sports park.
The community has wonderful shops and amenities that weren’t there 10 years ago. Every expansion adds more amenities for the residents to enjoy.
