There is greenery with Reflections, a stunning Jack Nicholas Signature Golf Course, to complement the surrounding scenic mountains. A small retail area is interesting to stroll through and has great personality.
The Community’s Growth
As the community evolved, the original developers went bankrupt and the new owners removed the guard gate making separate gated communities within the development and a community retail area.
Lake Las Vegas housing expanded to several luxury builders who built Contemporary-Mediterranean styled tract housing and condominiums at reasonable price points. Smaller custom home lots were sold for some beautiful luxury home additions.
Being surrounded by peace and quiet and luxury amenities is a nice way to live, in our opinion. The proximity to retail in Henderson and The Entertainment Capital of the World only 20-30 minutes away makes Lake Las Vegas extremely desirable.
Del Webb- There was another expansion in 2020 with the addition of Del Webb At. Lake Las Vegas on the north side of the lake. Featuring their own community center with their own amenities, sales are robust. All we could think of on our first visit was, “what a great retirement lifestyle!” There is plenty of available land and Del Webb will be building for years to come.
Features of Lake Las Vegas
The lake at Lake Las Vegas is a man-made, freshwater lake that will never change water levels. The Las Vegas Wash was tunneled and piped under the lake at Lake Las Vegas on its journey to Lake Mead to maintain the lake’s beauty and water quality. All-electric types of watercraft are allowed on the lake, and some are available to rent.
There is a great community center and several community areas open to all residents. With an adorable small grocery store and deli, the coffee bar fits right in. Tables are abundant under shade structures beside the waterfront. Everyone enjoys them for eating, drinking, playing games, and being near the water. There are also water sports equipment and boat rentals for the residents available inside.
Before Homes Were At Lake Las Vegas
I remember our first visit to Lake Las Vegas… The entire office was invited to tour the up-and-coming Lake Las Vegas in 1995. A cruise on the yacht and breakfast sounded good, but it was ALL THE WAY out there past Henderson!
The morning came, it was a lovely day, so we went. We cruised around the new, always the same water level lake, ate great food, and watched dirt being moved. With the golf course being built at that time, there were also a few spots of green. What a difference 26 years have made!
With Henderson’s growth, Lake Las Vegas is now just down the road without miles of desert between the city and the community. It’s still secluded, but now it’s close to EVERYTHING! The community stayed true to its plan of being both an elegant and elite place to live. It’s also a great community for the people who live there to enjoy. Every time we go there, I like it more.
Today’s Lake Las Vegas Housing Market
Homes in Lake Las Vegas range from elaborate custom homes on the water to $250,000 condominiums and everything in between. The mid-range homes are also fabulous – they’re stylish and elegant luxury homes. Architecture throughout the community is a mixture of Mediterranean and Contemporary. Custom building lots with a minimum of 1/4 acre are available starting at around $300,000.
In 2008-2011 during the recession, water-front communities in Las Vegas and Henderson had the lowest depreciation rates. I assume that was because these areas had the fewest foreclosures, which kept the neighborhood prices stable.

Today Lake Las Vegas is simply a beautiful place to live. There is the added security and peace offered by being 5-10 minutes from retail. There’s a great sense of community with the marina, golf, aquatic clubhouse, and sports park. The community has wonderful shops and amenities that weren’t there 10 years ago. Every expansion adds more for the residents to enjoy.
