Move-In Ready homes are available with 1-3 month deliveries in many neighborhoods. Most deposits are deemed non-refundable in new home contracts, and sometimes life takes a curve. Some homebuyers complete purchases and immediately list them for sale. Don’t rule out seeing new resale properties for sale.
There are not many single-family new construction homes for sale in the Vegas Metro Area under $400,000 anymore. By the time you add lot premiums and uptions and upgrades, there are none. You can still find a few new construction townhouses, paired houses, and condos priced under $400,000.

They care about their reputation and have long-term quality superintendents and subcontractors. The third one only builds luxury homes: Tri-Pointe Homes. Overall, new homes are not built perfectly. The quality outcome depends on your diligence or your team’s diligence, and close collaboration with the Superintendent. I monitor construction every 7-10 days for you or with you. Then I discuss issues with you and the Super. Once the Superintendent knows I’m coming every week, he pays more attention to your house than the others. We gift our clients with a Building Standard Home Inspection at closing – they are that important.

Touchtone because they do everything to discourage us from looking at the construction. They did not even make our list. KB Home provides a decent home, but its quality control is sloppy. Their building superintendents may supervise multiple neighborhoods, which makes inspections of subcontractor work sporadic.

You want a Realtor who can protect you. You also want the best New Construction Realtor in Las Vegas. That would be me, Kurt Grosse. After we find the right house in the right neighborhood, we go over the contract and CCRs. While building, I monitor the construction every 7-10 days and gift you a Building Standards Home Inspection at closing. You receive pictures after each visit, and we discuss issues and progress. I do the framing walk for you or with you and will send pictures of possible issues to the Superintendent.
What I’ve found is that once Superintendents know I’m coming every week, they inspect the property after each subcontractor finishes. I promise, you will have the best-built house on the block.

We actually closed a house this week for a buyer in Ireland. We walked the property on FaceTime and did his walk-through virtually, too. Then the inspector came and wrote his report. He hasn’t seen the property in person, but was very involved in the build process.

Affordable Custom Home Builders In The Las Vegas Area
Are you looking for an affordable custom home builder in Henderson, Las Vegas, or North Las Vegas? There are ways to build a custom home for less, and the number one way is to hire a smaller or medium-sized local builder. We have built a few custom homes in Las Vegas and paid less per square foot by staying involved in prices. Sometimes I annoyed showroom designers, but I didn’t sacrifice much in looks or design.
If you use a top architect and/or construction company, you will pay top dollar. The reality is that all Las Vegas contractors estimate and build “per plans,” using the same contractors as other construction companies. Houses are engineered “per plans.” Let me meet with you, see your plans, and suggest possible savings tips before getting engineering and contractor bids.
When I am your Realtor, I also guide you through the building process. We look at houses that builders built together while we interview them. Small things matter. Did the builder catch crooked vents? Are there perimeter light switches by every exterior door? Are the vents, lights, smoke detectors, and ceiling items centered in hallways? They are often staggered when lining them up is easy. Are the glass doors and mirrors scratched? These small things show whether the project manager monitored installation and other subcontractors down the line.
Ways to Save Money When Building A Custom Home
Savings start with design. When beams don’t line up with walls and posts, it costs more to build. Straight exterior walls are less expensive to build. The more footings a design requires, the more it costs. Rounded walls cost more. Beams are needed for unsupported spans, especially when they have to support another wall. Every beam adds costs, and the longer the beam, the more the beam and installation can cost. Common sense tells you that machinery is needed to place heavy beams and light fixtures.
Ceiling designs are beautiful and vary widely in labor and material costs. Opening windows compared to stationary ones cost more. We had one house with 57 cable outlets with plugs. They definitely weren’t needed. From experience, I promise that fantasy shopping in wholesale showrooms with no price tags is not the best way to save money. When a toilet can cost between $200 – $25,000 each, and you need 5 toilets, you might want to look at prices and compare.
My best suggestions are:
- Take your un-engineered floor plans to a vacant parking lot with a couple of rolls of blue tape and a measuring tape. Lay out your kitchen, baths, and main rooms to make sure the sizes work.
- Find pictures on Pinterest or visit model homes for ideas. Take your book of pictures to the showrooms with you.
- Consider planning and plumbing a next-gen suite space that could have a kitchen in the future if needed.
- Choose paint colors ahead of time to avoid repainting in the future. Consulting a designer or home stager could be a good investment.

You don’t want to cut corners where it matters. Do you want black counters, or will quartz be ok? Does every door need to be a solid core? Hollow core doors are more soundproof, but solid core doors are heavier and feel more upscale. It’s also possible to negotiate the builder’s override that they’ll receive from cabinets, lights, glass, windows, mirrors, and plumbing items, etc., or ask if they pass their contractor pricing to you. Some affordable custom home builders charge per square foot and pass on their savings. Everything is negotiable.
As your house in Las Vegas is built, I go there every 7-10 days to monitor the construction and catch issues that can still be addressed. Each change can cost money, and the fewer trades needed to correct a problem, the less money you will spend. I take pictures and talk to you about what I see, so you can talk to the custom home builder. Just remember that most things are negotiable, and luxury custom home products have a nice-sized markup. What was the biggest problem we had when building our custom houses?
There are hundreds of decisions to make, and each decision takes time. I told the electrician that he knew what to do. Then I learned to take the time to decide on electrical after my eave lighting was wired to 5 places, but had no switches at the front door.

Combined, new construction home builders in Las Vegas, NV, Henderson, and North Las Vegas offer over 600 floorplans. You have choices. There are houses that are better investments and houses that are more convenient. The more amenities that a community provides, the higher the cost of homes and HOA fees are. Amenities use land that could have been a house.
Prices for all Las Vegas area new home developments will vary by area and by city. Las Vegas is made up of 3 incorporated cities, and half of the valley is unincorporated Clark County. Most people refer to the entire valley as Las Vegas. That means 4 different building departments with their own local ordinances and land values.
Henderson homes on corner lots have to have a covered patio. Flood control is important everywhere. Gated vs. guard-gated neighborhoods vs. no gate neighborhoods affect HOA fees greatly. Most master-planned neighborhoods have neighborhood and community parks.
What are the biggest differences between Las Vegas Metro area building contractors?
Some affordable new construction home builders in the Las Vegas metro area have upgrade choices for every little thing. Meaning they charge for everything- $2500 for a 9-foot ceiling vs. an 8-foot ceiling. $200 for a medicine cabinet. $500+ for a second sink is in a bathroom, etc.
Other Las Vegas semi-custom home developers offer many nice features as standard items. A couple of Las Vegas builders have semi-custom middle-of-the-road houses where most items are included. You might want to add a wet bar, maybe a laundry sink, appliances, or a balcony. Make sure that you budget upgrade monies.
Depending on what you want, a less expensive house could cost more after adding upgrades than a similar middle-of-the-road builder who charges more. Plan to add 10% – 20% for flooring, upgrades, and options for your personalized new home choices. That’s before window coverings and backyard landscaping.
Some high-end builders offer pools and landscape packages. They estimate that you should expect up to 35% in those houses for options and upgrades. Most building companies don’t all pool digging during construction for safety reasons.

National Las Vegas area new home builders near me are like other companies, where each area is run by a different management team. Not only that, but national new home builders experience all kinds of construction issues due to weather differences around the country. Las Vegas is dry, so we have very few environmental problems, mold and water problems.
We have expansive soil issues, but do not experience Radon. Expansive soil is a big problem for new home builders near me. They count on soil engineers to be accurate. Occasionally, the engineers make mistakes. I’ve seen two entire sets of model homes torn down and the land sold due to expansive soil; one was in Summerlin.
If you don’t see the problem with missing brackets, like in the pictures of the framing, put a construction pro on your team. That roof supported a view deck, and the beams were only nailed.
