New Home Builders in Las Vegas

There are a lot of Las Vegas new home builders. With 16 national new home builders in Las Vegas, all price ranges and types of homes are currently for sale. There are not many single-family new construction homes in Las Vegas for sale under $400,000 anymore.  You can still find very nice new construction townhouses and condos priced under $400,000.

We also have independent Las Vegas home builders that build speculative homes on their lots, or they’ll build a small neighborhood. There are about 100 custom home builders that build a high-end custom home on your lot.

A few national Las Vegas home builders offer to build their floorplans on your lot. Have you ever designed and had your dream home built? We have. If this is something that interests you, let’s talk.

Who Are The Best Las Vegas New Home Builders?

As a 26+ year Las Vegas Realtor and a former Nevada Building Engineer, I have worked with all of them. To me, the best builders in Las Vegas are the ones with the best customer service department and warranties.

I’ve also worked with the most elite custom home builders and some general contractors who are exceptional. Tell me what’s important to you, and I’ll tell you what I think. There are a lot of builders to choose from.

We have pages on every national new home builder in Las Vegas. Explore the links below for each builder’s history, pictures, prices, and floorplans. We’ve also included some tips, insider information, and experiences we’ve had on each builder page.

Las Vegas new home builders build houses quickly. You want to take advantage of my services paid for by the builder. I gift every new construction home buyer with a new construction home inspection for a reason.

Buyer Representation Is Paid For By Builders

New home builders in Las Vegas pay for you to have buyer representation. The price you pay for your home stays the same whether you use a Realtor or not. You are paying for this service in the price you pay.

Why do they pay for you to have a Realtor? Sales track agents only work for the builder by Nevada State Law. Contracts are 99% in favor of the builder. You want a Realtor, and you want the best New Construction Realtor in Las Vegas. Kurt Grosse is who you want.

Las Vegas home builders 7 reasons to use a new construction realtorKurt is a former Nevada building engineer who has represented around 700 Las Vegas new construction home buyers. He is your eyes and construction representative who is only on YOUR TEAM. Homes in Las Vegas are not built perfectly.

Kurt goes to the homesite during construction, sends you videos and pictures, and then discusses the construction with you. He meets you at your future home anytime and does the framing walk-through with you or for you. Before you look at homes, talk to Kurt.

Of course, Las Vegas new home builders have a fine print for you to receive free buyer representation, but it is not hard. You need an appointment with us, and then we visit developments for the first time together. You also shouldn’t be registered on their website, so avoid signing anything or giving them your email.

What If I Don’t Live In Las Vegas?

We specialize in investment properties and homes for out-of-state clients. In addition to new homes, I am more than happy to show you resale homes and note any red flags that I see. There are often new homes for sale in the MLS that have never been lived in.

Properties sold by Las Vegas new home builders are in all stages of construction. With rising interest rates, there are occasionally some cancellations. The day you come to town, we will show you everything that fits the criteria you’ve communicated.

If you are looking for new construction or resale homes in Las Vegas or another city,  you still want a home construction specialist as your Realtor. Former engineers (like me), contractors, architects, and home inspectors are examples of Realtors who can actually protect you in the home buying and selling process.

Other Realtors cannot legally practice outside their area of expertise, so they are basically friendly tour guides. We know quite a few Realtors with construction expertise across the country. If you’d like a referral, please let us know what area you’re looking in.

Las Vegas New Home Communities

Combined, new construction home builders in Las Vegas, NV, Henderson, and North Las Vegas offer over 750 floorplans. You have choices. There are houses that are better investments and houses that are more convenient. The more amenities that a community provides means homes cost more money and HOA fees are higher.

Prices for all new build homes vary by area and by area/city, and we are actually 3 cities and Clark County. That means 4 different building departments with their own local ordinances.

Henderson homes on corner lots have to have a covered patio. Flood control is important everywhere. Gated vs Guard Gated vs no gate affect HOA fees greatly. Most neighborhoods have neighborhood and community parks. Before construction monitoring Kurt Grosse Realtor new home builders in Las Vegas framing

National New Home Builders Near Me

National Las Vegas New home builders near me are like other companies where each area is run by a different management team. Not only that, national new home builders experience all kinds of construction and weather differences in each area of the country. Las Vegas is dry, so we have very little mold and water problems.

Las Vegas new home builder mistakes after repairsWe have expansive soil issues but do not experience Radon. Expansive soil is a big problem for new home builders near me. They count on soil engineers to be accurate. Occasionally they make mistakes.

If you wouldn’t see the problem with missing brackets like in the pictures of the framing, put a construction pro on your team. That roof supported a view deck and beams were only nailed.

Do you know what a Radiant Barrier looks like. Building materials use new, smart technology and they also need to be installed correctly. Window companies accidentally reverse LowE glass. How would you know?

Are Their Home Builders in Las Vegas To Avoid?

Tri Pointe homes bought a company in Texas where their houses have mold issues. Years ago Pulte Homes New Mexico had roof troubles at the same time as another state had window problems.

Two years ago Beazer Homes in North Las Vegas built beautiful houses where windows are blowing and drywall falls from the ceiling. They depended on a soil engineering company. Was it their fault?

Another thing to keep in mind is that builders are owned as a national corporation and traded on the NYSE. Subcontractors are mostly local companies. The same electrical or plumbing company will probably not be in both North Carolina and Nevada.

What I decided matters is how a national home builder handles their issues. Most will fix houses as soon as possible. Problems you hear about are rare and settling with those homeowners is usually a long process.

We gift every client a specialized New Construction Home Inspection at closing for a reason. With smart and energy-efficient materials, flawed materials cost a home owner money in utility bills each month.

Las Vegas new home builders build houses quickly and they are pretty, but not always perfect. It’s a good idea to take advantage of my services and utilize the new home inspection gift that I give to every client at closing.
