Buyer Representation Is Paid For By Builders
New home builders in Las Vegas pay for you to have buyer representation. The price you pay for your home stays the same whether you use a Realtor or not. You are paying for this service in the price you pay.

Combined, new construction home builders in Las Vegas, NV, Henderson, and North Las Vegas offer over 750 floorplans. You have choices. There are houses that are better investments and houses that are more convenient. The more amenities that a community provides means homes cost more money and HOA fees are higher.
Prices for all new build homes vary by area and by area/city, and we are actually 3 cities and Clark County. That means 4 different building departments with their own local ordinances.
Henderson homes on corner lots have to have a covered patio. Flood control is important everywhere. Gated vs Guard Gated vs no gate affect HOA fees greatly. Most neighborhoods have neighborhood and community parks.
Some new construction builders have options are for every little thing. Other Las Vegas home builders offer many nice features as standard. A couple of Las Vegas builders offer bare-bones houses where even cheap medicine cabinets are an upgrade. Make sure that you budget upgrade monies.
Depending on what you want, a less expensive house could cost more after adding upgrades than a similar builder charging more. Plan to add 10% – 20% for flooring, upgrades, and options for your new construction home.

National Las Vegas New home builders near me are like other companies where each area is run by a different management team. Not only that, national new home builders experience all kinds of construction and weather differences in each area of the country. Las Vegas is dry, so we have very little mold and water problems.
We have expansive soil issues but do not experience Radon. Expansive soil is a big problem for new home builders near me. They count on soil engineers to be accurate. Occasionally they make mistakes.
If you wouldn’t see the problem with missing brackets like in the pictures of the framing, put a construction pro on your team. That roof supported a view deck and beams were only nailed.

Are Their Home Builders in Las Vegas To Avoid?
Tri Pointe homes bought a company in Texas where their houses have mold issues. Years ago Pulte Homes New Mexico had roof troubles at the same time as another state had window problems.
Two years ago Beazer Homes in North Las Vegas built beautiful houses where windows are blowing and drywall falls from the ceiling. They depended on a soil engineering company. Was it their fault?
Another thing to keep in mind is that builders are owned as a national corporation and traded on the NYSE. Subcontractors are mostly local companies. The same electrical or plumbing company will probably not be in both North Carolina and Nevada.
What I decided matters is how a national home builder handles their issues. Most will fix houses as soon as possible. Problems you hear about are rare and settling with those homeowners is usually a long process.
