In 1973, the Green Valley master planned neighborhood started development. But didn’t explode until the 1990s with new semi-custom and guard-gated golf course luxury residences. Older custom houses for sale in rural neighborhoods offer more sq ft of living space per dollar.
Due to age, they are remodeled and usually have completely updated kitchens with stainless steel appliances to give a newer look. New custom-built residences outside of a master-planned neighborhood are mainly in rural areas. The west side of the valley has cooler mountain air and is beautiful with red rocks and palm trees. It has great traffic flow, a couple freeways and every amenity. The southeast has warmer weather but more residences with city views and Henderson is considered safer.

Green Valley was the first organized residential community in the valley that had custom-built housing around a golf hole. Spanish Trail came next with its custom section, deemed “The Place To Build” in Las Vegas in the late 80s and early 90s. Spanish Trail is an elite guard-gated community with a private golf club and course on the west side of town.

Of course, that’s so they can ask more with lot premiums. Custom homes are typically built on the development’s best golf hole lots, lake, or view home sites.
Multi-million dollar homes were the lifestyle choice of Henderson’s Lake Las Vegas in its first phase. They offered two lifetime golf memberships with each building lot. One to stay with the property and one for the builder. Custom waterfront homes, siding a golf hole was pretty, but it was WAY out there! They missed the boat by not offering any semi-custom houses or condos, and Las Vegas home buyers rejected it. After several incarnations, Lake Las Vegas is now thriving.
The master planned community of Summerlin has multiple luxury neighborhoods. Some villages, predominantly around golf courses, have multiple enclaves of custom-built properties. All planned communities except two equestrian estate neighborhoods have CCRs that don’t allow livestock or horses. Building lots for sale in Henderson Hills cost more than in rural areas. But many can also have city views…
