People pay capital gains taxes when they sell their house. There is a basis for their home. That is the cost of the home minus closing costs, minus capital improvements (with receipts) because maintenance isn’t covered. The example for a capital improvement that I remember is paint over paint is maintenance, but wallpaper over paint is a capital improvement. Then if the number is a positive number, each person who owner-occupies the property gets a $250,000 exclusion. You have to live in your home for at least 2 years or 2 of the last 5 years. You can take an exclusion 4 years apart. I am not an accountant, so be sure to verify what I said.

In this litigious society, having an agent protecting your interests is imperative. Having sold over 1,000 houses in 30 years with no complaints demonstrates that we know what we are doing and look out for our clients. We are offensive and defensive coordinators.
Representing Both Seller and Buyer- We Do Not. Other agents see dollar signs and try to represent both sides. We are transparent and recognize clear conflicts of interest when representing both the buyer and the seller. Our solution is to have team members or agents we know take out sign calls and ad-generated buyers to your property. We do not change our representation or commitment to our sellers.
Looking For Flaws. When we walk through your house, we look for things that could be a red flag for a home buyer. When a buyer sees potential issues, they reduce their offer by far more than the cost of repairs. To fix something or not is your choice.
Listing Input. Our job is to attract potential buyers to your home. We do not delegate inputting the listing to someone who has not seen the property. Accuracy and noting every feature matter.
Professional Pictures. There is nothing worse than ugly pictures. Anyone can hire a photographer, but is the agent there to take care of the details? When our photographer is shooting, we are there to move unattractive items, hide electrical wiring, sweep walkways, turn on pool features, lights, etc., as needed. We believe a picture is the first impression and determines whether a buyer wants to see your home.
Privacy. We do not share your motivations, secrets, or disclose your identity. Confidentiality is important to us, and we are discreet.

PREPARE TO SELL - DO THESE 5 THINGS
We ask that you have five responsibilities while your house is for sale. Houses can sell in any condition. However, houses sell for the most money when they appeal to the largest number of buyers. Top dollar requires top condition. You choose the price we market the property for, but you and the buyer determine the final value.
Curb Appeal: Your front yard and front door are the first things a buyer sees. Clean the yard, remove cobwebs, and paint the front door if needed. We recommend a yard spruce-up while your house is on the market. If your lighting is out-of-date or looks cheap, consider replacing it.
Repairs: If you have repairs to make, consider hiring a handyman to get the whole house working well. When cars are broken, their value declines. It’s the same thing with houses.
Cleanliness and Staging: Clean sells. There are move-in and move-out cleaners that work by the hour or by the house. They will come in and clean anything that needs it. Box up clutter, personal pictures, and valuables. Make your home a house that someone can picture themselves living in. Think model home. Ask a friend for advice, or consider hiring a stager to work with what you have. Of course, we can make suggestions too.
Disclosures and Inspections: Complete your Real Property Disclosure form (we provide it to you) completely and honestly. An inspection is conducted by the buyer after an offer is accepted. Repairs are negotiated at that time. Minimizing repairs in advance saves or eliminates large concession payments. Make a list of what you know needs attention.
Showing Access: Availability to view your property is important. Depending on your situation, we can install a lockbox, schedule showings of your home by appointment, or do both. For homes with many features, a member of our team can be on-site to highlight them and answer any questions about your home. After the viewing, we secure the property and notify you. We want minimal disruption to your life.

BEST PRACTICES WHEN RECEIVING AN OFFER
Offers-
When an offer comes in and a loan is involved, we ideally speak with the lender before contacting you. We want to know how qualified the buyer is and where the loan process is at. Money isn’t all that matters. Selling your house only to put it back on the market is certainly not desirable.
Factors such as “the closing date” and “quality of the buyer” are often worth more than money. When an offer is received, we prepare a net sheet for you based on it. Then we discuss it. We don’t assume anything- you are the decision maker.
Multiple Offers-
When there are multiple offers, it’s important to negotiate ethically to maximize seller equity. We inform all parties that there are multiple offers and allow time for them to submit their highest and best offer.
Packing and Buying Another House-
Contracts are not binding until all contingencies are removed. We strongly recommend that you don’t plan to close until a couple of weeks before the estimated closing date.
If you are buying another house in Nevada, contingent offers are often declined unless you are paying top dollar. It may be a better decision to offer a lower price and line up a bridge loan in case there are issues.

NEGOTIATION
Contract Negotiation.
There are numerous “Out-Clauses For Buyers” in the standard LVR Board of Realtors Contract. The one that we absolutely take a stand on is the “if they don’t qualify for a loan, they get their earnest money back” clause. Here’s why. The buyer can go gambling two days before closing and lose their down payment. Without that money, they don’t qualify for a loan, right? Contractually, they wouldn’t lose a penny of earnest money.
Or a tax or IRS lien is discovered 3 days before closing, and they are told they must pay it off to qualify. Wasn’t that their fault for not disclosing the lien to the lender? We counter the verbiage of that clause and others.
Our goal with every seller is to treat them professionally and share our knowledge. We are available and will not transfer you to another department. Great personable communication and marketing results that we are proud of, are additional goals.

ESCROW, INSPECTIONS, APPRAISALS, AND CLOSING
Once you’ve accepted an offer-
Escrow, HOA Docs- Escrow is opened the next business day after acceptance of an offer. HOA documents are ordered at the seller’s expense (by Nevada law), and a copy is given to the buyer for approval.
Appraisals and Inspections– Inspections are paid for by the buyer and are done within days. They take a few hours, and you do not need to be present. The buyer may request repairs, and all items are negotiable. After inspections are completed, the lender orders an appraisal.
Closing and Moving- The buyer does a walk-through a day or two before closing. We give you utility turn-off information to schedule for the day after closing. Vacate the property before 8 AM on the closing date unless different arrangements are made. Funds are wired to your bank or to another escrow for a concurrent closing on the same day. Congratulations, your new chapter begins.
