The hills south of the 215 freeway are the wealthiest part of Henderson, Nevada. They are all nice master-planned communities with semi- custom and custom homes. There are also pockets of custom and semi-custom homes on the hill that are individual gated and guard-gated neighborhoods, and the Henderson Executive Airport.

I’m going to say that the wealthiest neighborhood in Henderson, NV is the one that sold a $36 million house in 2025. That is the highest home sale ever in the Las Vegas Valley and was on the Dragon Ridge golf course with an unobstructed city and Strip view. MacDonald Highlands is a guard-gated country club community with golf villas, condos, semi-custom and custom homes. 2027-2028 should see the opening of a Four Seasons hotel and condominium high-rise at the top of the hill. 🌴 Which Is Nicer, Summerlin or Henderson?
Both Summerlin and Henderson are luxurious and safe areas to live. They are established communities with luxury homes in all price points in master-planned communities. I love the Henderson Hills and Summerlin, but last year it was no longer a toss-up between the two. Now I have to say Summerlin is a nicer place to live. The construction on both sides of the 215 freeway is annoying and sometimes creates traffic, and there are two more years of it. I expect to call Henderson nicer in two more years because there is no traffic! (In Nevada, NDOT changes are planned on a 30-year growth plan. And there is a 5-year “No Cut” policy so after street construction, the road cannot be cut for 5 more years.)
The History of MacDonald Highlands
MacDonald Ranch is divided into four unique and prestigious villages. MacDonald Highlands is at the top of the mountain. Sunstone is a semi-custom home community located before the top of the hill.
Known as an affordable 55+ community, Sun City MacDonald Ranch has the Desert Willow Golf Course. Houses are built around the golf course, incorporating the desert terrain into their home site layout. Sun City MacDonald Ranch homes for sale are considered affordable retirement living homes with a great lifestyle.
The Canyons part of MacDonald Ranch is not to be confused with The Canyons in Ascaya or Summerlin. Several builders had projects in the Canyons in MacDonald Ranch creating a variety of resale properties for sale.
