If we were to go with the highest price per square foot, it’d be The Summit Club. It basically costs about the same to build a mansion vs. buying a semi-custom Summerlin home per square foot. However, the difference in The Summit Club is in the land, the privacy, and the exclusivity. That being said, in 2025, a new Summerlin North custom home community started selling building lots. They are priced at $7 million an acre, adjusted for the property size you choose. It has a guard gate and stunning mountain views, but no city view or golf. The first homes started construction in mid-2026!
🌆 Which Is Nicer, Summerlin Or Henderson?
Both Summerlin and Henderson are very nice! Henderson has the highest home sale record in MacDonald Highlands, but Summerlin was close at about $1 million less in 2025. As far as everyday living, Henderson’s 215 Beltway is in the first year of a three-year widening project on both sides and at many intersections. I would choose Summerlin, where there are new homes with magnificent Strip views in several neighborhoods.

There are currently 16 public schools and 10 private schools in Summerlin. Several colleges and specialized higher education institutions offer programs for all ages. School architecture is newer and built with the finest safety amenities.
The Howard Hughes Corporation contributes needed start-up supplies to schools as they open. Past examples include tablets for all students, computers, musical instruments, band uniforms, sports uniforms and equipment, theater stage equipment, etc. Summerlin luxury homes for sale are in a great area for schools.
Outdoor Recreation
With a goal of encouraging outdoor activities for everyone, Summerlin’s trail system is over 200 miles long. There are dozens of top-quality parks, and each park has a specialty sports field or water feature. Field sports include football, soccer, lacrosse, and baseball/softball. Summerlin South Little League won the 2025 World Series
There are four swimming pool facilities for residents and an indoor aquatics center. There’s also a large YMCA. You’ll find tennis, basketball, volleyball, and pickleball courts. A mountain bike park is under construction.
There are multiple Las Vegas and Clark County Parks and Recreation league sports available. AYSO, Pop Warner, flag football, lacrosse, basketball, and other private teams practice in Summerlin’s lighted parks.
Health and Gyms
There’s a 400+ bed hospital, and many medical offices surround the hospital. There are also six facilities for senior living, rehabilitation, and long-term care. Within a mile of Summerlin’s border are 2 additional renowned hospitals and medical offices for every type of insurance and specialty.
You’ll find four gyms and a ballet theater with classes inside Summerlin’s borders. Just outside, there’s a ninja gym, yoga studios, dance studios, kickboxing, martial arts, boxing, etc. If there’s a demand, there will be a business nearby.
Within the borders are 15 places of worship, representing most major denominations. If your denomination isn’t in Summerlin, it will probably be close.

Retail In Downtown Summerlin
Downtown Summerlin is anchored by Macy’s and Dillard’s. Other retail stores include Nordstrom Rack, PGA Tour Superstore, and Trader Joe’s. Many mid-range brand-name clothing stores are proud to call Summerlin home. There are plenty of toy, jewelry, and accessory stores. Hair and beauty for the family and pets are all accounted for too.
With 39 eateries ranging from fast food to fine dining, there’s something for everyone. Quite a few places have or share outdoor dining tables. What I like best is that all 17 furniture and housewares stores are convenient. California Closets, Crate and Barrel, Ethan Allen, and Bassett Furniture are examples.
Mainly an outdoor mall, Downtown Summerlin hosts frequent events downtown and on the lawn. Special events include concerts, art shows, parades, trick or treating, and wine and cheese on the grass for charity. Additionally, there is a weekly farmer’s market. The kids’ climbing area is next to the farmers market- families love it! For adult fun, there is the “not crowded” Apple Store and the luxurious movie theater.
Businesses In Summerlin
Downtown Summerlin is next to the Las Vegas Ballpark, home to the Aviators, the Oakland A’s AAA minor league team. Across the street are City National Arena and The Armory, the VGK’s practice hockey rink and store. Call ahead for dates and times, then visit a VGK practice open to the public.
Other popular commercial establishments in the area include three hotels/casinos. Red Rock Station, Suncoast, and the Rampart Casino inside JW Marriott are popular. I can personally attest to the great food at all three hotels.
There’s a Costco, Lowe’s, grocery stores, a Best Buy, and our office, Realty One Group Summerlin. Many corporate and local restaurants do a great job providing quality dining.
Allegiant Airlines Corporate Office and Household Finance are long-time businesses. Office buildings in Summerlin are attracting tech companies with their high-tech offices. Because Summerlin is family-friendly, corporations are happy to plant roots. A movie studio is working with the state legislature to get generous state incentives.
It turns out that Nevada’s legislature is not willing to give away the store. Personally, I agree, they don’t have to. The studios say they will create 10,000 jobs annually. Is each product commercial considered a job or a one-week job for an extra for a movie? The legislature is not convinced.

The plan for Summerlin is to conclude with 25 Summerlin Villages that fully take advantage of the terrain and surrounding natural elements. The villages are grouped into 3 sections for identification and Homeowner Association purposes. Summerlin North came first, Summerlin South second, and Summerlin West third. Summerlin builders currently have new construction homes for sale in 2 HOA areas across multiple Villages. Resale Summerlin luxury homes for sale are available in every village and can be up to 35 years old.
Essentially, the western border is the red rocks at the Red Rock Conservation Area. It goes north to Cheyenne and south to just before Blue Diamond Road. Besides a few Summerlin North popouts, the eastern border of Summerlin is Hualapai or Ft Apache. See the map below.
There are several shopping centers and dining options within Summerlin. Most are just outside the community’s borders. You’ll also find other master-planned communities and nice houses just across the street for less money. Commercial areas line most streets across from the borders. You never have to travel far to find what you’re looking for.

Pre-owned resale houses for sale in Summerlin were hopefully upgraded to your tastes. Most houses under 20 years old have a SID balance. SID is short for the Special Improvement District bond that was taken out for sidewalks, streets, curbs, and gutters. SID is like a Mello-Roos in CA.
LID (Limited Improvement District) is often the bond used for other master-planned communities. We suggest that you consider an LID or SID as part of the asking price. Some newer houses have paid off the bond and may be comparatively underpriced.
Property taxes in Summerlin are slightly higher in the City of Las Vegas parts of Summerlin. The biggest difference between living in the City of Las Vegas vs. unincorporated Clark County is political. Unincorporated Clark County residents can’t vote for the Mayor of Las Vegas or City Commissioners. Everyone votes for County officials. The “City of Las Vegas” is only a small part of the valley
There is a difference in the annual property tax assessments for resale homes vs. new construction homes for sale. A property tax reassessment was done in 2013. Since 2013, property taxes have gone up 3% a year for owner-occupied real estate and 8% for investment properties.
