Collectively, I think The Ridges is the richest neighborhood in Las Vegas. I have no statistics; however, it is the largest collection of high-end custom homes with city and golf views in the valley. Residents include famous people, but also successful local business owners of small and medium businesses. There is a Billionaire Row in Summerlin, but it is only a street. MacDonald Highlands is probably the richest neighborhood in Henderson.

But mostly, traffic flows well on the west side of town. Henderson’s 215 Beltway is about a year into a 3-year expansion and has unpredictable traffic congestion. Until 2028, I think the west side of the valley is the best place to live.

There are Blue Heron contemporary-style houses, Toll Brothers, and Christopher homes available that offer a mix of traditional and contemporary residences in The Ridges. Most semi-custom or “pre-designed homes,” as Blue Heron calls them, tend to be highly upgraded.
The lot sizes will be smaller than those of custom home lots, yet the interiors are beautiful, and the neighborhoods are nice. All of the builders who built semi-customs in The Ridges are known as reputable high-end semi-custom home builders. Their floor plans are extremely practical and yet luxurious.
Architectural design features, views, gourmet kitchens, and spa-like bathrooms are emphasized. Since the age of the Ridges’ houses for sale can be up to 20 years old, many have been remodeled.
Summerlin Las Vegas TPC 18th Hole Homes and Estates
After the Ridges was completely sold out, the Howard Hughes Corporation released 50 acres for custom-home building in Summerlin on the TPC Golf Course’s 18th hole. They are not on the hill, but have a fabulous neighborhood and location.

The Master Plan of Summerlin Homes and Amenities
There are 10 golf courses in Summerlin. Five are private, and five are public. All Summerlin residents have access to numerous community centers, aquatic centers, meeting rooms, and parks. There are hundreds of miles of walking and biking trails. Streets are lined with beautiful landscaping and trees.
It is broken up into 3 sections: Summerlin North, Summerlin South, and West Summerlin. Each section was partially developed before moving on to the next one, so North is the oldest.
