The History Of Luxury Real Estate in Lake Las Vegas Real Estate
Not everyone hits a home run investing in desert or swamp land. Howard Hughes traded and paid $3 an acre for 22,000 acres 60 years ago. That desolate land is now called Summerlin and is worth over $7M an acre. Over 50 years ago, J. Carlton Adair, an actor and hotel investor, bought the land and water rights that now make up Lake Las Vegas. In 1972, he gave up trying to develop it.
In 1990, Transcontinental Corp. owner Ron Boeddeker bought the 3600 acres with a vision of replicating Italy’s Lake Como. Land moving started after spending $10 million to run the Las Vegas Wash tunnel and pipeline under the lake.
Boeddeker bought the current yacht and built Reflections, a Jack Nicklaus-designed golf course. Two more golf courses came later. His mistake was timing and overestimating the demand for custom homes 40 minutes from the strip. Henderson was booming, and Lake Las Vegas was SO far away!
To save the community, he sold about 1,000 acres to developers subject to strict design guidelines. In addition, he replaced the guard gate with a nice entrance and switched to separate-entry gated neighborhoods, lowering HOA fees. The village stores and the Lake Las Vegas Ritz-Carlton opened in 1996, making Lake Las Vegas a self-contained community. Unfortunately, there weren’t enough residents to sustain the businesses.

The Hyatt Regency opened in 1999, but it still struggled despite Celine Dion purchasing a home. Eventually, the Ritz-Carlton was sold and became a Hilton Vacation Club. The Hyatt became Loews; in 2008, Westin bought it for 84% less than Loews paid.
The entire Las Vegas real estate market fell apart in 2007 when the bubble burst. Boeddeker went bankrupt in 2007, and 1127 acres were sold to a hedge fund. A few years later, that land was broken up and sold to different home builders, and it is still being developed today.

Most New Construction Home Builders in Nevada pay for you to have the Realtor of your choice represent you- WITH NO CHANGE TO THE PRICE YOU PAY. They’ve calculated a realtor fee into the cost because in Nevada, model home agents can only work for the builder. If you don’t utilize this benefit, they make more money.

Building A Custom Home In Lake Las Vegas
Because there were no construction deadlines, there is quite a variety of undeveloped custom home sites in Lake Las Vegas. If building a custom home is your dream project, you can find relatively inexpensive building lots for sale. Additional expense will come in subcontractor travel time compared to the rest of the city.
When I represent you, I use my knowledge as a former Nevada Building Engineer to be your eyes and represent you. We find your lot, interview builders, and I visit your homesite every 7-10 days.
If I see an issue, I talk to the building superintendent for you or with you. I am on your team, and the best part? Most custom home builders also pay me, and the price you pay doesn’t change. Upon completion, I provide my new home clients with an invaluable Building Standards Home Inspection. The inspection assures you’ll know of issues while the house is under warranty.
Lake Las Vegas Semi-Custom Homes
The initial 1000 bankruptcy acres sold to developers went to large national builders. Richmond American, Woodside, Lennar, and other builders built mid-level luxury semi-custom homes.
Because Lake Las Vegas was still as far east as the Las Vegas Valley went, it was still challenged. Once development got closer to LLV, it became a much more popular place to live.
Quality retail and entertainment expanded, and the area around Lake Last Vegas was no longer desolate. And then 2020 happened. BUT, this was a good thing for Del Webb Lake Las Vegas.
Del Webb Lake Las Vegas opened with new luxury one-story properties for sale, not anticipating the appeal of living on the outskirts of Las Vegas Valley. Del Webb sold and built houses quickly.
Other national companies wanted to take advantage of the opportunity, and Lake Las Vegas boomed again.
LLV New Semi-Custom Builders
There are plenty of luxury resale semi-custom houses available to purchase in Lake Las Vegas. New Construction semi-custom luxury home builders include Toll Brothers and Blue Heron Homes. Blue Heron previously built custom homes only and now sells what they call a “Pre-Designed Custom Home.”
Blue Heron Homes in Lake Las Vegas is building three neighborhoods. Their houses all have Desert Contemporary architecture, not the LLV prevalent Mediterranean style. I love them! Pre-designed custom homes mean you pick the plans or a lot already plotted and customize everything to your tastes.
Toll Brothers homes are structured similarly, but call their houses luxury semi-custom homes. Please do not register under your name on their sites if you want me to represent you and monitor the construction. Let’s make an appointment to view them!
Medical Near Lake Las Vegas
There is St. Rose Hospital Dominican, Rose de Lima Campus, just beyond the freeway at Lake Mead. The newer St. Rose Dignity Health Hospital is a few exits down the freeway at Eastern and St. Rose Parkway.
There is a Southeast VA Medical Center that we hear is very well equipped. A 1M square foot VA hospital is in North Las Vegas.
Most Nevada insurance companies have general and specialty offices near every hospital in Henderson. There are more offices in Las Vegas near Cowabunga Bay along Boulder Highway. When living in Lake Las Vegas, you’ll be under 15 minutes away from a 24-hour hospital.
