Southern Highlands is an excellent neighborhood in Las Vegas. Situated in the southwest part of the valley, it is in the highest growth area of the valley. Being on the southern end of the valley means it is closer to Southern California.
It is also close to the main sporting venues in Las Vegas, which are Allegiant Stadium, T-Mobile Arena, MGM Grand Arena, and Michelob Ultra Arena (Mandalay Bay). Most of the medium size concert halls are in the South Strip hotels. This makes Southern Highlands close to where most of the action is. It is a popular location for professional athletes.
Schools are good, parks are good, and nearby medical and retail is good. The new Costco and Henderson West Hospital are just across the freeway. When the Southern Highlands master-planned community was established in 2000, it was an upscale golf community. Most homes were built with luxury semi-custom features. Due to the age of some houses, many have been remodeled. Designed as semi-custom luxury homes, most houses were upgraded, and fabulous yards were added.
Neighborhoods in Southern Highlands are gated and guard-gated, with walking trails and community parks. Southern Highlands is a great place to live and convenient because it is near the airport, the Strip, and the road to California.
When Southern Highlands was originally developed, it was considered a mid-range to upper-range luxury development. There are great floor plans and attractive exteriors throughout the community. Parks and community amenities made it a great choice for people from all walks of life.

Who’s Southern Highlands House Is This?
First, let me give you a few clues about whose house it is, but no answer until I can no longer sell it. This unique home needed proof of funds of $20M just to view it. The Southern Highlands custom home pictured above lowered the price $5M after a year of it not selling at $25M. It was obviously built by golf lovers with its own putting green and the residence hole location.
This golf course estate is built on a double lot with an unobstructed city and Strip view. The pickleball court has 16 double loungers (dark squares poolside) which show that this beautiful custom home was built for large parties.
There is a water slide going from the lazy river into the pool below. There are 2 bars in the home theater room, one in the great room, and an extremely large one poolside. I’ve never seen a larger outdoor kitchen and serving area. There is a massage room, and basketball and exercise equipment are still in the garage. It comes complete with a guest house next door. Any guesses? It was built in 2019-2020 and went up for sale in 2023. It was still for sale in 2025 but is no longer listed for sale..

For more choices, the Las Vegas Strip is just a few minutes away from Southern Highlands. Several hotels and casinos are within minutes of Southern Highlands, with movies, dining, and gaming.
Recently, Henderson West opened big box stores near the I-15 that include a Costco.
