Moapa is an affordable area to buy a property with acreage and mountain views. There are schools (or busing) and the Clark County Library, which is a top-10 library in the U.S. Mainly, Moapa Valley is made up of several small towns in Nevada, with small-town things to do and local politics to discuss. It’s not exciting, but it has lots of outdoor recreation, and it’s peaceful.

Unofficially, Moapa and Moapa Valley are the same place on the east side of I-15. The lines of the valley are blurred, and many people even refer to Overton and Logandale as Moapa. We have all homes for sale in the Valley on the same homes search.

The most expensive listing today is 4100+ sqft. on 2 acres for $875K. The least expensive property for sale in Moapa today is $425K for 2550 square feet divided into three residences with 3 kitchens on 6.5 acres. Then several homes between the two. 🚛  Why Are So Many People Moving Out Of Nevada?

There are not excessive people moving out of Nevada. Fewer people are moving across the entire United States, which means Las Vegas has declined in new residents. DMV has seen a decline from over 5000 to over 3000 people a month turning in their out-of-state licenses to DMV. There’s been an average of over 5000 a month for about 35 years.

People still move away from Southern Nevada for family, employment, medical, and personal reasons. Employment opportunities in the entertainment industry have declined. The attraction of “more bang for your buck” in housing and no state income taxes will always attract retirees and online workers.

⛰️ What Is The Nicest Part Of Vegas To Live In?

Since today has temperatures of around 110 degrees on the Strip, I’m choosing the nicest part of Las Vegas to be the Northwest and Summerlin. The sun setting behind the hills in the west means afternoon sun is shaded earlier in Summerlin and the Northwest.

Mt. Charleston and the Toiyabe National Forest have snow in the winter and cooler temperatures during summer. That means cool breezes flow downhill to Summerlin and the Northwest. Compared to Henderson, these areas are at least five degrees cooler on most summer days.
