💎  Who Is The Best Luxury Home Builder?

Answering who the best luxury home builder is in the Las Vegas Valley is a hard question to answer. There are about 10 large builders and many smaller custom home builders. They are each different in the things I admire. I like Blue Heron Homes because I personally like contemporary homes. They are a local company that cares about its reputation and word-of-mouth advertising. That makes them more diligent.

Shawood is a Japanese builder who builds a precision-cut engineered home using innovative construction methods. Tri Pointe has over-engineered stability in its construction. Beazer Homes has 2 X 6 exterior framing and fills the cavities with insulation, uses spray foam on the attic ceiling, creating a housing envelope.  They also include tankless water heaters and homeowner-owned solar as standard features in their houses.

The single-story floorplans at DR Horton are fabulous. Toll Brothers has the best design center options available. Pulte Homes has some great homes in their upscale developments.

Honestly, you’ll get the best-built home with a diligent building superintendent, by having a construction Pro Realtor, or by hiring a pro for regular inspections. It’s important to know all flaws while the warranty is valid, so having a “Building Standards Home Inspection” at closing is invaluable. We gift one to every client; it’s that important!

🌆  Which Is Nicer, Summerlin Or Henderson?

For the next two years, I say Summerlin is nicer. In Henderson, the 215 Beltway is experiencing a major freeway expansion and intersection redesign. It is only 1/3 of the way complete. Sporadic traffic backups happen every day. Planning your day is difficult. Summerlin’s freeways have one interchange under construction, and it currently affects northbound evening commutes by only about 5 minutes on weekdays.

🏡  What Is The Nicest Neighborhood In Henderson?

If you like golf, I’d choose MacDonald Highlands. It surrounds the #1 DragonRidge Golf Course, and the most expensive Henderson home ever sold is there. The golf, mountain, and city views are incredible. For non-golf, I’d go with Ascaya. The homes and development is top notch and social without the focus and cost affected by golf. There are others that I really like, too. Ask me.

🏗️  New Development In Henderson NV

Right now, there are four main building corridors selling new homes in Henderson. Cadence, Lake Las Vegas, the Black Mountain area, and Henderson’s newest Pulte and Del Webb 3000 home development, Aries, opened in June 2026, just outside of Lake Las Vegas. BLM granted Henderson and Boulder City land last year near Lake Mead. They have not announced any projects yet.

📍  What Is The Best Area To Buy A Home In Las Vegas?

Statistics from 2026 show that the Southwestern part of the valley is the most desirable area to live in. We live there because it’s a convenient Summerlin location between the Northwest Valley and Henderson and under 10 miles to the Strip and airport. There are many areas to consider. The views in Summerlin North are worth considering.

The tract agent at the $1,250,000 house I saw this week said their average price is over $1,800,000 after customization and lot premium.

WE GIVE OUR NEW HOME BUYERS A NHBS INSPECTION

In my opinion, construction quality in new construction homes is an issue. Workers are paid by the house, so they try to work quickly. When they harm another trade’s work, if they report it, they have to pay for it. Therefore, things often go unseen by the superintendent.

Below are items found during our most recent New-Build Home Building Standards Inspection for a higher-end luxury house with a view in Summerlin. Some builder subdivisions are better than others. I try to ensure that you are delivered with the best quality home available in the Las Vegas Valley. The day your home is delivered, the best new construction home inspector in Las Vegas inspects it.

1. NEW HOME BUILDING STANDARDS

#1  We gift Building Standards Home Inspections to everyone who buys a new construction house using us as their Realtor. We do this because after we construction monitor the build, someone should check everything else. We want you to have the best built home possible.

Building Standard Home Inspections differ from resale home inspections because they also examine and test the quality of the construction. During their inspections, they note scuffs and paint issues, but that’s not the most important thing they find.

The house noted below is a $800K+ house in Summerlin that we closed in June 2024. We consider this inspection to be better than most houses.

The buyer was very excited because the house looked so nice. In a large house, it’s easy to miss things, especially during his orientation walk-through. He missed scratches on patio doors, mirrors, and shower glass visible from 3 feet away.

Those are not within building standards, but the builder doesn’t look that closely. It’s up to their home buyer. Once you’re moved in, scratches and dings are usually not warrantied. The inspection is scheduled immediately after you are given keys.

2. WHY HAVE A NEW HOME BUILDING INSPECTION?

#2  When we sell a resale home, many inspection items could have been warrantied if the seller knew. If you know the issues now, the builder will fix the items under warranty, possibly saving you thousands of dollars.

A typical national builder house has a structural warranty on new-build homes for five years. They give a door-to-door warranty for one year and two years for appliances. Ideally, the builder’s customer service department will fix the items the inspector finds. (Builders fear delayed closings and won’t grant access prior to close.)

They’ve had the same building performance guidelines for Nevada Contractors since August 31, 2009. They should do it right, right? They don’t check or count on the homeowner not noticing. See or download the Nevada Residential Performance Building Guidelines Manual.

3. THE HOUSE IS BEAUTIFUL... WHAT COULD BE WRONG?

#3  One house in 10 inspected houses has flawed or reversed Low-E glass installed in at least one window. It’s a factory defect that and a special tool is used to see if the glass is oriented correctly.

Another issue is when door moulding is too short and doors are hung crooked. Dust, heat, and cold really affect your lives if they’re not caught.

They find small holes up to ½ inch wide in the stucco at almost every newly built home. Wires stick out from the lath creating safety issues for kids and legs. Holes will lower the R-value (insulation factor), and water can enter the wall during a storm or from sprinklers. It’s common for stucco thickness to vary, affecting the R-values and cracks develop.

Things like pavers that are not level are a safety concern, especially when they roll to one side. Rolled pavers and unlevel pavers cause ponding, and then the water creates calcium rings on your hard surfaces. This house had a trippable ½” difference in side-by-side pavers. If pavers aren’t tilted towards the sidewalk, driveway water will enter the garage. Gaps between pavers and the house allow water to pond against the stucco.

Paint issues are always an issue. Overspray, missed locations, drips, wrong colors, and a semi-gloss touch-up on an eggshell wall are common. Painters cut corners and have unlicensed help. Paint goes over stucco to protect it from excess moisture. The above picture shows a ledge that will possibly create water damage once water is absorbed into the stucco.

4. EXTERIOR NEW CONSTRUCTION HOME IN LAS VEGAS ISSUES

#4  Stucco overspray and paint issues are found as the drone checks roof vent seals and locates cracked or broken tiles. If roofing issues are located, the builder’s roofer needs to fix everything quickly. On this house, the drone also caught three upstairs kinked screen sides where they don’t keep bugs out and look bad.

Front yard landscaping is provided by the builder in Nevada. There needs to be a sprinkler timer clock in the garage and drip lines to plants. The standard is to stub wiring and water to the backyard for future landscaping. Two inches of rock in the yard is required to minimize watering evaporation by code – he checks the yard. It’s usually way under 2 inches.

If a house has visible eaves, framers occasionally use scrap wood without inspecting the condition to block the eaves. The inspector notes issues with paint,the quality of the wood, and seams. If there is a warped fascia board, the wood doesn’t meet. UBC (Unified Building Code) requires a metal plate to connect fascia boards. That still looks wrong in this report.

The electrical box is examined. In this house, the electricians cut corners by connecting two neutral wires to one lug instead of adding another lug panel. This is against code. If it isn’t found now, you’ll pay for it upon sale. There’s often something wrong inside the electrical panel.

5. INTERIOR NEW HOME INSPECTION ITEMS

#5  Missing grout and caulking the showers and wet areas are usually noted. Gaps in grout and missed caulking can cause walls and the downstairs ceiling to get wet. Faucets are checked for temperature, pressure, knocking, and ticking. Ticking pipes are from a temperature adjustment but knocks are an issue to report to the builder. This house knocks.

Infrared guns are used around windows, doors, exterior walls and ceilings. Gaps let in temperature differences, and they let in the fine desert dust. Escaping heat and penetrating heat make HVAC units live shorter lives and you pay more in utility bills.

I know closets may not seem that important, but shouldn’t they start off looking nice? We’ve sold a few houses with drywall missing inside the closet on the non-visible wall around the closet door. The painters and the shelf and finish carpenters had to have seen it. Hinges, doorknobs, and locksets should look like professionals installed them.

6. HOW DOES THE ATTIC LOOK?

#6  Most homeowners never go inside their attics. Our inspector’s attic inspection started with a flexible cracked wood cover. Then came two kinked and sagging HVAC ducts that are supposed to only vary by ½ inch. There was no insulation covering water lines and sprinkler pipes in some places. Cut trusses are sometimes an issue when the HVAC guys need more room. That’s not good at all!

We’ve seen cuts in the attic’s ceiling that weren’t fixed before the roof sheathing was attached despite us telling the builder. A Standing Inventory house was missing a Radiant Barrier in the attic of which the homeowner paid $3000 for it. If an inspection wasn’t done, would he have ever found it out?

A common issue in most houses is that the attic has missing insulation and thin spots. The insulation company certifies the amount of insulation installed on a document printed before they left the office. No one else enters the attic after the insulation installers leave.

What if an installer had 10 square feet to go, and the hopper ran out of material? Will he climb out of the attic, godown the ladder, out to the truck, fill the hopper, and go back inside the 150-degree attic to finish that 10-square-foot section?

Thankfully, our inspector will go into the attic for you- winter or summer. This house has rolled insulation batts, not blown insulation. There were 10 inch batts that were split to cover more area and some were moved to cover pipes, leaving bare spots. Because batts were split, many places had 5” of insulation. Fiberglass insulation batts offer an R-Value of between 3 to 3.8 per inch of thickness. Southern Nevada now requires R-49-60 in the attic and some places had none.

7. KITCHEN NEW HOME INSPECTION ITEMS

#7  Our new construction home inspector checks every cupboard and drawer for chips, scratches, and function. There were 12 issues noted in this house’s kitchen. Often, there are crooked gaps where doors meet, and cupboard doors meet at different heights. Doors and drawers aren’t aligned, screws and nails come through the body. Cupboards are also verified to be secure.

Countertops are checked for levelness, chips, and caulk. Floors are checked for levelness and grout or material issues. Plumbing is checked and a moisture meter is used throughout the house. All appliances are tested.

In this house, the dishwasher leaked and showed moisture. Despite a sloppy repair attempt, the microwave vent still has an air leak. The worst thing in the house might possibly be the inability to cook fried eggs on the stove.

8. NEW HOME GARAGE INSPECTION ISSUES

#8  The garage floor is checked. Chips are noted. Garage door glides are checked for installation issues and tightness. Installation of the G.D. opener is examined and tested. Paint issues are noted. Checking the sprinkler box, shut-off valve, water heater, and auto-close hinges on the door going into the house is next. Smart Home hubs are examined, but testing is not possible.
