Palms Place is walking distance to the Strip. It’s a busy street and across the freeway. But, if given the choice, I’d take the free shuttle that picks people up regularly from the front of the Palms Hotel and on the Strip. Ask the desk at the Palms for more information. There is also an RTC bus that costs $2 per person each way running 24-hours.

The difference between the Palms Hotel and Casino and Palms Place is ownership and gaming licenses. The Palms is a hotel and casino with a theatre and restaurants. Palms Place is a high-rise condominium development with CCRs that allow short-term rentals. Private owners rent out their condos. Recently, rules were changed to encourage fewer owners to rent out their condos. They now are charged for housekeeping services for every day of occupancy. This is an unsustainable charge for investors because rental rates would be too high. Buying a condo in Palms Place to live right now can be a very good deal!

NOTE: As of April 1, 2026, the price of housekeeping has increased by 50% or more. Owners were on the news saying that future bookings cancel when they see an $80- $200-a-night cleaning fee. We assume the short-term investors are switching to 6-12 month rentals or selling to owner-occupied residents, where housekeeping is not required.
Condos For Sale In Palms Place In Las Vegas
Construction started on the Palms Place high-rise condominium tower in 2006 and was completed in 2008 to a very excited response. And BOOM, the Financial Market Crash happened. As money dried up, many pre-purchased units didn’t close.
That was when Palms Place adopted a Hotel Condominium business model to attract more investors. They hoped to imitate the success of MGM Signature condos.
Becoming a Hotel Condominium (Condo-tel) opened up ownership possibilities for investors to realize higher “per night” rates rather than being confined to multi-month rental rates. Palms Place is one of five Las Vegas high-rises to allow short-term rentals.
Who Owns The Palms Hotel and Casino?
In 2018, Station Casinos bought the Palms from the Maloof Family. 
They spent $620-690 million (depending on who’s telling the story) renovating the property in 2019, and Bam! Closed during the 2020 pandemic and didn’t reopen for almost 2 years.
While closed for the Pandemic, the San Manuel Band of Mission Indians bought the property for $650 million. They were finally granted a Nevada gaming license in late 2021.
Because Palms Place is the overflow lodging for guests at the Palms Hotel and Casino, the rental pool was challenged during that time. After reopening the Palms, owners of Palms Place condos probably didn’t realize much in nightly rental profits until 2023. Since 2023, an expanded entertainment schedule has caused rental demand to surge above 2019 levels.

Services included with your suite include 24/7 access to hotel facilities. There’s also 24/7 building security. a doorman, concierge, and valet services. The hotel’s full-service 30,000 sq.ft. spa and salon services to soothe your body, soul, and mind.
Relaxing in the gardens or having a cocktail in the contemporary pool area with its spa and rental cabanas can also soothe your body, soul, and mind.
There are BBQ areas, secluded seating areas, and common areas for enjoying or socializing. Being connected to the Palms, there is easy access to 24-hour fun, including gaming, nightclubs, bars, and the Pearl Theatre.
Room Service and restaurants of all types and price points are available without ever leaving your room. And of course, there is a kitchen, and Amazon and Target both claim to deliver within 2 hours.
Possibly my favorite service, available from the comfort of my room, is the concierge service. The hotel saves prime seating in the Pearl Theatre for high rollers, owners, and their guests. Dinner? Just make a call! This is a very nice benefit!

Advantages of Living at Palms Place – Off-Strip
Condos for sale in Palms Place are detached from the constant high energy and excitement of the Las Vegas Strip. The gambling odds are also better than on The Strip. Access to other “off-strip” casinos is within walking distance. The Palms offers a shuttle service to and from the Strip every 30 minutes from 11 AM– 8 PM daily. They depart from the main entrance at The Palms Hotel and run to/from The Caesars Forum Shops. That 1-mile walk to Las Vegas Blvd. may look close, but our clients say that it’s FAR.
From Caesars, there are moving sidewalks, buses, and trams. Uber and Lyft are always great choices for convenience. Back road access to every Strip destination is another perk to take advantage of. For budget-minded travelers, the RTC bus stop on Flamingo operates 24 hours and costs $2 per person.

There are currently only five other Hotel-Condominiums in Las Vegas that I know of. (This can change, so if you discover another one, please send us a message.) Rates for a basic studio hotel room start at $600+ a night for premium events, a few times a year.
Renting out a suite, especially with a kitchen, can be a good financial decision. Before purchasing any hotel-condominium, we request the seller’s P&Ls for the past two years and their rental history. The problem is they don’t turn them over without an accepted offer. Every year, occupancy changes and management won’t provide rental statistics either.
Palms Place is only two busy streets north of Allegiant Stadium. Garth Brooks sold out 66,000 seats for the stadium’s opening in under an hour, and those fans needed a place to stay. In 2021, The Rolling Stones were the hot ticket. 2024 was the Super Bowl. In 2025, Allegiant Stadium was the #1 stadium in the US and the second-highest-grossing stadium in the world. It hosted the finals of soccer, rugby, and boxing, as well as WrestleMania 4. Concerts included Paul McCartney, Beyoncé, AC/DC, Coldplay, George Strait, Post Malone, and more. Walking to the Stadium saves hundreds of dollars in parking and hours of traffic jam time.
