The nicest area to live in Las Vegas is about convenience because most areas are nice around the valley. I live in Southwest Las Vegas because it’s 20 minutes to Henderson and 20 minutes to North Las Vegas, where we mostly work. There are a lot of areas where we would live, so we chose location first. Yes, Peccole Ranch is a master planned community. A master planned community is where schools, services, parks, and amenities are pre-plotted on the plan map. Apartments and condos are put on the perimeter of the development, then businesses. Land is sectioned and sold to builders, and all price points are decided on.
Peccole Ranch has a school, community center, and walking trails in the center. Stores, apartments, condos, and businesses on the outside. There are high-end homes, smaller homes, and everything in between in gated and non-gated developments. It’s definitely a master-planned community. There are around 100 planned communities in the Vegas Valley.

I think Peccole Ranch is a safe place to live. I would live there. It has Summerlin on the west side and The Lakes on the south side. It is considered an equal buyer-seller market. What these stats don’t show is whether builder incentives were provided and whether the seller contributed to the buyer’s closing costs. Both are common.

Besides an immense amount of shopping, restaurants, and businesses within a mile in every direction, Peccole Ranch has a major Library. At the main entrance of the community is the Sahara West Library. Sahara West is a star library in the LVCCLD system.
It’s an architecturally delightful community library. Besides having an extensive selection of physical books and media, the building is an asset to the community. There is a theater, meeting rooms, and an early voting location.
Inside the Sahara West Library, you’ll find study rooms and computers for your use. There is a used book store and an art gallery. There is also an auditorium used for story time and performances. Meeting rooms are available by reservation. It holds community political events and blood drives, just to name a few events.
For people who are unaware, the Las Vegas Clark County Library District is fabulous! It is one of the top 10 library systems in the United States. My rule of thumb is – if you want something, it’s less than 5 miles away. (Except the Strip is 6 miles.) Every chain restaurant and retail store are close by. Residents did the happy dance a few years ago when a good-sized shopping center that backs up to Peccole Ranch opened. It is anchored by Sprouts, Burlington, and Home Goods.
Along the Charleston side of Peccole, you’ll find a mix of restaurants and businesses that are great to have nearby. Talk about convenience! You’ll find Smith’s and Home Depot at Hualapai, and at Ft. Apache in Boca Park, there’s a Target, REI, Living Spaces furniture, and lots of places to eat. Other corners include P.F. Chang’s, Pottery Barn, and designer stores. Across the street is Whole Foods Market, and a golf and sporting goods store.
The benefit of being next door to the largest master-planned community in the US is access to their businesses and amenities. Summerlin has 25 large parks and many events. Non-residents can use the facilities except for some community centers and swimming pools. It has 3 large hotels with casinos, 2 have movies and bowling, and they all have delicious food.
