Las Vegas’ Queensridge homes for sale are located in a guard-gated community of luxury homes with two entrances. Beautiful neighborhoods built by 4 different prominent Las Vegas Luxury Home Builders surrounded the Badlands Fairways.
Besides single-family tract homes, custom home lots backing to the fairway were sold. Now there is no fairway, and the green spots on the map are brown. One day, there will be houses. The golf course was sold to Lennar, which will have a separate entrance and not affect the lives of current residents.
The original builders were Toll Brothers, Christopher Homes, Trophy Homes, Pulte Homes, and Warmington. More homes were later added around the northern perimeter. A condominium development with smaller units was added along Charleston Blvd.
The Queensridge community in Las Vegas first opened in 1998. Its charm, style, and 2 gorgeous copper-green horse statues at the entrance made it an instant “got to see” community. Summerlin is west of Queensridge. Peccole Ranch is on the Queensridge southern border. Queensridge has a prime location!
Guards in uniforms with wide-brimmed Canadian Mounty-style hats created prestige. Residents loved the Badlands golf course. Events were held at the clubhouse. Within 6 years, all 800 acres were developed with 987 homes and 4 entrances. Custom home lots now host beautiful private, luxury residences, some with tennis courts. The problem? The golf course was privately owned.

🏡 Is Queensridge A Gated Community?
Queensridge is a guard-gated community with two sides and two guard gates. Within the community, there are double- and triple-gated streets and houses. The extremely strict guards wear fabulous Canadian Mountie-looking hats. The green patina finish on the entrance horse statues makes them very elegant.
📍 Is Queensridge A Good Place To Live?
Queensridge is in a great location and has a beautifully landscaped meandering drive to your home. There is a sense of community. We have friends and clients who love it and hear the occasional comment about the guards’ strictness. With the upcoming construction, I’m betting there will be dissatisfaction. When the golf course closed, the north side could no longer drive through the neighborhood to the community amenities and had to go to the other gate.

Homes for sale in Queensridge are probably updated or are remodel fixer-uppers. They should have newer HVAC units with many years of life left. Many have private pools, and the mature landscaping makes them attractive. People in the community have two separate association fees, one for the masterplan and one for the neighborhood. ⚖️ How Does Queensridge Compare To Summerlin?
The master-planned community of Queensridge, compared to Summerlin, has some better features and some not-so-good features. Queensridge and Summerlin Canyons Village are directly across the street from each other. Queensridge is fully guard-gated and has an intimate community room and community pool. It doesn’t have the large parks and community features like walking paths. It has no golf course or city views. Queensridge is a reasonably priced guard-gated luxury development with some great semi-custom and custom homes to choose from.

Queensridge Homes For Sale Guard-Gated Community
When Queensridge was first built, there were 3 builders. Christopher Homes built large luxury homes on the east side. On the west side of the entry is Tudor Park. Tudor Park offers tri-level homes with great floor plans.
Kew Gardens is west of Tudor Park and has luxury one-story homes for sale on the far west side of the community. About a year in, Trophy Homes started building large 2-story homes between Kew Gardens and Tudor Park in the Queensridge community.
Queensridge also developed one-story Mediterranean-style homes in the exclusive Queensridge North section, at the second guard gate. They have fabulous stone turrets at many homes. I love the look of this section of Queensridge. You will too!

Badlands and Queensridge, NV Real Estate
Unfortunately, the owners of Badlands Golf Club decided to sell. They were residents whose house backed up to the golf course and entered into an agreement with a builder for this extremely valuable land. They were the same owner/developer as One Queensridge high-rise condos on the corner and Tivoli Village.
Wealthy homeowners in the Queensridge community were not happy. Some knew City Planning Commission members and asked for favors. The City Planning Commission rescinded its approval, and the court battle began.
Eventually, in 2019, the Nevada Supreme Court ruled in favor of the new developer/landowner. As shown in the picture, brown golf links indicated the community’s condition while in limbo. A proposed $75 million settlement was refused by the city before the case reached the Supreme Court.
Queensridge Real Estate Changes
In December of 2024, after an election, the lawsuit was settled when the entire Las Vegas City Council and the mayor were changed. The ultimate settlement cost the residents of the City of Las Vegas over $260M, plus the city’s attorney fees. The land was immediately sold to a new home builder and will be developed into single-family homes. This was the original plan that the city reneged on nine years earlier.
The wide-open spaces and golf in the neighborhood will be gone, but Queensridge remains an exclusive luxury neighborhood focused on healthy living. Exercise is a key use of the community center, as well as social events. Meandering walking trails wind through the community’s spectacular landscaping.
The newest Queensridge section, adjacent to Summerlin, will be built by Lennar Homes Las Vegas. In 2026, dirt work started. Let us know if you’d like to be notified when pre-sales begin. Lennar is known for building inexpensive, ordinary homes. Their floor plans and features will hopefully be upgraded to complement the area.

Gated Streets Within The Gated Community
Queensridge is known for its luxury custom homes in Queensridge North owned by professional athletes and Las Vegas Elite. My daughter’s friend lived within a secured community on a private street and in a gated, exclusive estate home backing up to the Badlands golf course.
Since plot maps and home design plans for the redevelopment are not public knowledge yet, home prices backing to the vacant land are slightly lower – for now. Development is able to move forward when the builder is ready. City planning seems to be providing preferable treatment to the new developers.
A guard-gated community with additional gated streets and gated homes, in a prime location, should be developed with nice houses. For now, Las Vegas real estate for sale in Queensridge in Las Vegas, NV that backs to the undeveloped land tends to have a more negotiable price. Those houses are in limbo for a little while longer.
The lesson we can all learn? When buying a home on a golf course, if the golf course is not owned by the homeowners, look elsewhere. There is no guarantee of longevity. If you want a luxury home in a golf neighborhood, let’s look at courses owned by the community. My father’s community association bought their golf club and course in a neighborhood in Arizona. There are other solutions. Bear’s Best Golf Course in the Ridges in Summerlin went from public to private in 2025, so it can work both ways.

One Queensridge Place High Rise Condos
The northwest corner of the Queensridge master-planned community is home to two luxury high-rise condominium towers. One Queensridge Place is the only high-rise condominium tower further than 2 miles from the Las Vegas Strip (at this time). It was built for the most discerning home buyer who demands a luxury lifestyle.

Near Queensridge, Las Vegas Real Estate
Peccole Ranch is directly south of Queensridge, across Charleston. The master-planned community of Peccole Ranch has no guard gates, and there is no golf. What it offers is a beautiful neighborhood with a variety of affordable houses. Among housing options are neighborhoods with all single-story houses for sale or just two-story homes. Some neighborhoods are gated. Houses with no gates have lower prices and monthly fees. The southeast section of Queensridge has an affordable, very nice condominium development.
To the west, across Hualapai, is the Summerlin Master Planned Community. Faith Lutheran High School is kitty-corner. Residents enjoy the proximity to Summerlin’s parks and amenities without the association fees. Summerlin has parades and festivals, and Downtown Summerlin provides a Farmer’s Market, holiday events, and baseball and hockey exposure.
There are three hotels with casinos within 3-4 traffic signals. Visit the Suncoast Hotel and Casino, the JW Marriott along with the Rampart Casino, and the Red Rock Casino Hotel. All of these hotels have numerous dining options as well as entertainment.
Besides Downtown Summerlin, just to the east are Target, Boca Park, and Tivoli Village. There are three large grocery shopping centers nearby and a Home Depot to the south. Cottonwood Canyon Park is to the west, and there is a tunnel under the street to Queensridge.
