🏡  What Are The Best 55+ Communities In Las Vegas?

In my opinion and the opinion of our clients, Regency at Summerlin is the best 55+ community in Las Vegas. It is a Toll Brothers guard gated community with activities at the private community center. The houses are beautiful with luxury upgrades, and they all have city of mountain views. By not having a golf course, it keeps non-golfers happy and golfers have several top courses to play nearby.

🌴  Which Is Nicer, Summerlin Or Henderson?

Currently, I will say Summerlin is nicer. The 215 Beltway in Henderson is in its first year of a three-year freeway widening and multiple on and off ramp redesign project. We’ve noticed that there are unpredictable traffic backups, sometimes for miles in Henderson. Summerlin is nicer now but ask me again in 2 years!

🌄  What Is The Nicest Area Of Summerlin?

Summerlin West is the nicest area of Summerlin. Between the custom homes in the Ridges, Ascension, Red Rock Country Club, and The Summit Club, it’s a large area of multi-million-dollar homes.

💰  What Is The Most Expensive Neighborhood In Summerlin, NV?

There is a Billionaire’s Row on the TPC, but it’s smaller. I’ll say that The Ridges is the most expensive neighborhood in Summerlin. There are hundreds of semi-custom and custom homes, many with amazing city views and on Bear’s Best Golf Course. Adding the value of all homes, it is probably the most expensive neighborhood.

But The Summit Club may have the most expensive homes right now. There is also an amazing new Summerlin North neighborhood selling building lots starting at $7M an acre. Talk to us for more information.

✨  What Are All Of The Best Luxury Summerlin 55+ Neighborhoods?

Besides Regency in Summerlin, you’ll want to see Sienna at Summerlin, a larger guard-gated golf development on Town Center and Flamingo, close to the 215 Beltway. I’d consider it the second-best 55+ neighborhood in Summerlin. Third? I’m going with Trilogy in Summerlin West. I like Trilogy because the HOA fee is low due to no guard gate or golf course. Designed for a lock-and-leave lifestyle, Trilogy is mainly townhomes with private elevators.

There is a full-time activity director who brings in experts (including chefs) from the Strip Hotels. I’m going to mention Sun City Summerlin. It has 8800 homes built over 20+ years. Some are extremely nice on golf course lots with city views and affordable prices. There are 4 golf courses and community centers. Let’s go see all of these neighborhoods, and I’ll show you area amenities so you can compare.
