What I know about 99 Spanish Gate Dr. is that it was originally contracted to be built by the Sultan of Brunei in the early 2000s. It has a 55,000 sqft. main residence, a 45,000 sqft. sporting complex, plus several guest houses, and a guard house. He was paying $200 a square foot at a time homes were built for under $100 a square foot. One of the engineers told me that they built everything extreme, including laser-leveled floors.
Before it was completed, it was given to the Sultan’s brother, and he started another project in Henderson. Apparently, they say the compound was only 90% complete. It was sold for $25M in 2025 after building it for $200,000,000, to a US investment company and was never listed in the Las Vegas MLS or put in the paper. It was a surprising “under- market, non-publicized” sale. Or was it a gift?

The name of this gorgeous southwest community is Spanish Trail. I will bet that most people will find this page by searching for Spanish Trails homes for sale. Homes for sale in Spanish Trails, Las Vegas, don’t exist.
A 30-year Las Vegas resident texted us that she wanted to look at Spanish Trails homes for sale. She didn’t believe me when I told her the community name was Spanish Trail. It’s true, even 30-year Las Vegas residents have the name wrong.
I sent her the Spanish Trail homes for sale listings. She has made it her mission to correct everyone now that she has bought a home in Spanish Trail. Next door, homes for sale in Spanish Hills don’t have that problem.
Spanish Trail is named after the Conquistadors, who in the 1500s forged a trail through the area while heading for the above-ground water springs near Downtown. Rumor has it that the Spanish Trail came over the mountain through Mountains Edge. From there, it went north and went at an angle through where Spanish Trail is located.

Originally designed by Robert Trent Jones, Jr., there are 3 different 9-hole courses to play. That theoretically gives members 3 distinctly different courses to play. There have been other designers who redesigned holes and landscaping to make the course water-friendly over the years.
Spanish Trail golf courses are lined with pine trees, 120 bunkers, and lakes with waterfalls and streams. It truly is a beautiful place to play golf.
Spanish Trail Offers 5-Star Amenities and Guard-Gated Golf
The Spanish Trail Country Club is a beautiful place in a luxurious neighborhood. There is dining 7 days a week at the golf club restaurant and bar. Twelve lighted tennis courts are utilized by classes and members. There are on-site tennis pros for residents to work with.
Pickleball is facilitated by the Spanish Trail Country Club on their courts by the fitness center, with clinics and lessons. The athletic and fitness center is open to non-resident members also for $10 a day. With classes and on-site trainers, it is a busy place.
The swimming pool pavilions feature heated pools and spas on both sides of the development. The west gate’s pool is open year-round, and the east gate pool is not heated from November to March. They host year-round water aerobics classes.
What’s noticeable is the change to water-smart landscaping. The landscaping is continually being updated by removing large trees and planting smaller ones. Grass was removed from the fairway sides, and desert landscaping was planted. This has created an attractive mix of green and desert plants. Play a round and check it out!

The last and newest Spanish Trail residence was built outside the community with its own guard gate and private entrance.
Located at the southeast corner of Durango and Reno, the Sultan of Burni’s homes are behind the custom luxurious homes along the golf course. Spending approximately $200 million dollar, he had a 200,000 square foot compound built, and never moved in.
The estate has a 55,000 sqft. main house, a 45,000 sqft. sports complex, and several guest houses. I sold a house to one of the engineers who said the main house was magnificient. When I asked him what the most extreme thing was that the house had he said that all of the floors were laser leveled. For $1000 a foot 30 years ago, I guess it needed a re-model…
When the house was about 90% complete, the Sultan gave it to his brother and started another residence in Henderson. In 2024, the 30 year old, never completed compound, was sold to an investment company for $25 million dollars without ever being listed for sale.

Established in 1984, the Spanish Trail Country Club facility is fully equipped and a great place to socialize. Since the challenging golf course has 27 holes, does that make the bar and restaurant the 28th Hole?
The restaurant is open 7 days a week with an eclectic menu. There are lighted tennis and pickleball courts, heated pools, a fabulous fitness center, and a barber-hair salon. What I like best is the free shoe shine and golf shoe maintenance service. Members are well served.
Shopping and Amenities Near Spanish Trail Community
Spanish Trail is located in a convenient location. There are 2 major hospitals within 2 miles, with Spring Valley Hospital just across the street. There are many medical offices in the area offering most medical disciplines. All of the shopping and dining for Summerlin is minutes away, along the 215 beltway that sides the community.
South of Spanish Trail, Las Vegas Arroyo Crossings has blocks of chain stores and restaurants. Walmart, Target, JCPenney, Kohl’s, and Lowe’s are west.
Spanish Trail is also near Koreatown and Chinatown. West is Red Rock Country Club. It is another of the best luxury Las Vegas communities where real estate offers prestige and superior golf. Durango Station, The Bend, and The Uncommons are new developments. There are lots of places to explore in the Southwest part of the City of Las Vegas.
Communities in the Las Vegas area, separated from schools by a busy street, are served by school buses. Because Spanish Trail homes are within a neighborhood surrounded by busy streets, all children are provided with a bus to public schools.
