The balancing of middle-class real estate in the area is working. We had a 10-year-old house listing in a Storybook, Boulder City community in 2025, near Lake Mead. What I love about the Storybook developments are how different and customized each house is. Some have RV parking, many have large oasis yards, others RV parking.

When Toll Brothers Bought Storybook
In 2021, Toll Brothers Las Vegas bought Storybook Homes. Toll Brothers is known as a high-end builder with houses that are highly upgraded. As a long-time Las Vegas Realtor,
I’m betting that Storybook Homes was purchased for their land in Boulder City, Henderson, and Las Vegas, but their building permits were golden. It also brought Toll Brothers into a semi-custom mid-range price point, and they retained the Storybook name for those properties.
Another 15-house development opened in Boulder City in 2025. That makes 2 new-home subdivisions in the area! (Call for details- they may not be on our website’s program.) Living near the water recreation of Lake Mead is certainly an attraction for Lake Mead water enthusiasts.
The Boulder City building moratorium may have been changed recently. BLM annexed a large parcel of land to be split between Boulder City and Henderson, trying to increase affordable houses. The new community with 15 doors means there were 45 permits (50%) gone on January 1, 2026.
Storybook Homes For Sale New-Construction
Even though there are nice houses for sale in Storybook with good floorplans, Toll Brothers mainly constructs large contemporary homes. I assume they bought Storybook for its vacant land inventory. What happens to these smaller neighborhoods in the future will depend on Toll Brothers’ corporate offices.
Part of the Storybook – Boulder City exclusive agreement is the ability to buy 10 acres every year. Since no other builder or developer has this agreement, its value is certainly valuable. I’m sure Toll Brothers wants to use the land for as large a home as possible that the market will bear.
We will see if Toll Brothers brings their popular upscale houses and floor plans to Boulder City. It’ll be interesting to watch the change during the next few years. If you’ve been thinking about a Toll Brothers home for sale, Storybook Homes Boulder City may be a great opportunity.

Yes, Storybook Homes Las Vegas and almost every Las Vegas Builder will pay for you to have homebuyer representation. The fine print? You need to go to their housing tracts with your Realtor on the first visit. You want to take advantage of this valuable benefit by using a Realtor who knows construction and can help you. Please don’t register on their website using a real name.
The price of a new house STAYS THE SAME whether you have a Realtor or not. Ultimately, you are paying for this benefit, so you should find the best Realtor you can find! With how quickly subcontractors work in Southern Nevada, you need a Realtor who can protect you and your investment.
Since this is a benefit that you don’t want to waive, ask yourself why they pay for you to have representation… The reason I think is that their model agents work only for the homebuilder. Not you. They seem nice and give you water and cookies, but when it comes to contract time, it’s obvious – they ONLY work for the builder by Nevada State law.
