How Summerlin Started
Howard Hughes purchased 25,000 acres of very remote desert land in 1952 for $3 per acre. He bought the land as a possible future company site. Howard Hughes and his corporations purchased and sold 5 Las Vegas Hotels. He died in 1976.
After sitting dormant for almost 40 years, Summerlin was planned by the Howard Hughes Corporation. They presented their plan for Summerlin to the city and county. Howard Hughes’ paternal grandmother, Jean Amelia Summerlin, was the namesake for the community.
The timing couldn’t have been better as the grand opening coincided with the boom on the Las Vegas Strip. With every casino built on The Strip, Las Vegas and the other cities in the valley exploded.
An average of 5000 people relocated to Vegas each month for the last 30 years. Summerlin has attracted the attention of many of them because of the brilliance of its original design team.
Summerlin’s concept, combined with exemplary marketing, has shown the world how to create a world-class community. As a result of this brilliance, 30 years later, Summerlin is the best area to live in Las Vegas.

⚖️ Which Is Nicer, Summerlin Or Henderson?
Neither Summerlin nor Henderson is nicer. They are both fabulous communities. The difference is size. Summerlin is not a city. It is a master-planned community with 22,500 acres along the entire west side of the Las Vegas Valley. It uses the City of Las Vegas and Clark County services.
Henderson is a city. It has politicians, a courthouse, a fire department, and police. There are many side-by-side master-planned communities in Henderson, but not one close in size to Summerlin. We live in Summerlin because of location; it’s an equal distance to Henderson and North Las Vegas. And it’s cooler than Henderson during the summer. What do you want to live near? 🏞️ What Is The Best Part Of Summerlin To Live In?
I consider the best part of Summerlin to live in to be the Summerlin Hills or Summerlin West. I think they are the best part of Summerlin for two reasons. The hills in the west are shaded first during the summer months. Views of the city and mountains. The last 5-10 years opened up unobstructed views of the Las Vegas skyline and lights. We had a view over rooftops in Summerlin South at a lower elevation in Summerlin. If you can afford the hills, consider Summerlin West.
🏠 Is It Better To Rent Or Buy In Summerlin?
Compare payments to see if it’s better for you to rent or buy in Summerlin. For homes under $700,000, check to see if you qualify for Nevada’s Home is Possible program. Their program can provide a free 2-5% down payment. It is a 0% loan with no monthly payments, but you pay it back when sold or refinance so the next person can use it.
Rent can be quite high, especially for furnished upscale homes. We don’t see prices depreciating in the newer homes. Older homes can be purchased for less and may need work. You’ve seen the shows; you can make money fixing up and remodeling homes.

An important thing to remember when looking at new homes for sale in Summerlin is that the base price, or the lowest advertised price, of a home is not going to be the finished price in a vast majority of cases. We always suggest adding 20% to the price to get the finished price. It can certainly be higher than that, especially if you look at premium view lots.
The highest priced new construction production home is the Sky Edge model at Ascension by Toll Brothers at $2,249,995. The least expensive new construction home in Summerlin is the 1430 model at Caldwell Park by KB Home priced at $417,990. Keep in mind that Toll Brothers expects home buyers to upgrade many things, and KB Home charges for everything, including medicine cabinets, two sinks, and 9’ ceilings instead of 8’. Home costs in Summerlin, Nevada range in size, age, community, and features. In late August 2026, there was a home in the $300Ks that instantly sold, and Marc Andre Fleury’s home in The Summit Club sold for $25,000,000. That $25 million sale was a Las Vegas record.
⛲️ Is Summerlin A Wealthy Area?
Summerlin is a wealthy area in Las Vegas. This week I parked by a Bentley SUV (I didn’t know they existed) at the grocery store and a Lamborghini SUV at the Cheesecake Factory. It is common to drive past head-turning cars. Summerlin is a wealthy and middle-class area. Our daughter went to college in Reno and called the first week, surprised that her friends don’t have passports. In general, I’d say it’s an upscale area.
📍 Is Summerlin, Las Vegas A Good Place To Live?
The crime is low in the area compared to other areas. Schools are newer and built safer. Parks, recreation, and community features are top-notch, with hundreds of miles of walking trails to explore. It has most denominations of worship, and a ballet theatre. There are community events and parades, and the library system ranks in the top 10% nationwide.
🏡 Summerlin South Homes For Sale
Because Summerlin expanded systematically, it took over 20 years to complete Summerlin South. There are larger and smaller homes, guard-gated custom homes, and gated and non-gated neighborhoods. What they have in common is that the neighborhoods and villages are nice. When Summerlin South reached the southernmost part, the architecture became more modern, and they sold out quickly.
Toll Brothers built a guard-gated retirement community, Regency, with no golf course that we will live in one day. The Siena active-adult 55+ development is also in Summerlin South and has a guard-gated entrance and golf course. Because the water park and aquatic center are nearby, there are many family-sized properties in the area.

Besides parks and trails, Summerlin currently has 27 public and private schools, 14 houses of worship, and 10 golf courses.
You’ll find every kind of medical specialist, multiple medical facilities, and the Summerlin Hospital in the area. Diverse cultural facilities, business parks, libraries, and 2 large sporting complexes also make up this great community.
World-class shopping, restaurants, and 3 luxury hotel-casinos also enhance the area. Stunning views of red rocks and city lights, diverse terrain, and manicured landscaping connect all of the Villages.
Organized sports, parades, decorations, holiday events, plays, varied music, fireworks, and even movies under the stars connect the community. Downtown Summerlin encourages outdoor activities with shopping, outdoor dining, and a weekly farmers’ market.

Many communities also have their own private community areas, clubhouses, events, pools, and meeting rooms. There is a YMCA. Recently Howard Hughes Corporation donated a police station to the LVMPD.
A few villages have a basic community center, and there’s also a new aquatic center that opened in the Cliffs Village, in the south part of Summerlin, late last year. The new aquatics center has multiple pools with different purposes, open to all Clark County Residents.
Villages are planned with housing developments for all income levels and family sizes. They range from apartments to luxury custom homes. Most villages sell land for custom homes, and retirement living for 55+ has a strong presence.

The pandemic created lumber shortages that have progressed to supply chain issues. Demand for townhomes, condos, attached housing products, and higher-end homes increased. Builders adjusted their communities to include denser lots and more “Lock and Leave” lifestyle choices.
Several condominium communities and some age-restricted luxury apartment buildings were permitted last year and are now being built. View lots in prestigious communities developed long waitlists.
Single-family home floor plans now have options for study areas and dens. At the same time, sliding door walls bringing the outside in and the inside out became a desirable trend.

Every home builder’s agreement with the Howard Hughes Corporation stipulates that they pay for you to have buyer representation. You may have the Realtor of your choice with NO DIFFERENCE in the price you pay for a house.
This is because the sales agents at model homes ONLY work for the builder. Their contracts are always in their favor. If there’s a problem with your house, who’s on your team? Will you know?

Where Are Summerlin’s Boundaries?
Today, Summerlin is the “Largest Master Plan in the U.S.” It’s been in the “Top 10 Best Communities” for just about every subject about housing that you can think of.
Red Rock Conservation Area comprises Summerlin’s westernmost border. The eastern border is only 7 miles from the Las Vegas Strip.
The community takes up most of the west side of the Las Vegas Valley and is still building new construction homes. With 25,000 acres and varied terrain, the best terrain was saved for last.
The remaining brand new construction homes for sale in Summerlin are in the mountains with a higher elevation. They boast stunning city and mountain views. There are fewer than 5000 acres left to develop from the original 25,000 acres.

Single-family homes range from enormous custom homes to tract homes with 2 to 6 bedrooms. Summerlin homes for sale with a casita are common. Do you want a 2, 3, or 4-car garage? You’ll find houses for sale with a pool, without a pool, and some with only a splash pool or spa. I’m happy to do a search for you with your specific requirements.
Homeowners Associations are in place for each neighborhood and also for each Master Plan- Summerlin North, South, or West. Having owned 6 houses in 6 Villages in Summerlin, we can say that CCRs vary by neighborhood. The more expensive the home, the stricter the CCRs are.
Housing prices in Summerlin range from the high $400,000s to more than $20 million. There are currently 2 communities with vacant land for sale to build a custom house on. Each community has its own size and style specifications that require architectural approval by Summerlin
Building a Custom Home
Having built our first custom home in Summerlin in 1999, we are very familiar with the process. After all these years, we know many of the city’s custom home builders. Let us give you tips, insider information, and share our experiences and stories with you.
There are 5-6 areas of the valley to build a custom home. It is still possible to buy land and build for under $1M- but not in a master-planned development. Summerlin’s newest dirt release – phase 1 – is $7.5M an acre in August 2025. Resale lots are available in other master plans. And there are lots in rural neighborhood preservation areas to build on, some with a well and septic.
If you have a desire to investigate or build a full-custom home, we should talk. Besides adding Kurt’s expert opinion to your plans, his building engineer expertise may reduce costs. He’s the only person in the process to say things like “If the door opens here instead of here, it will save you $10,000.”
Where To Live In Summerlin
“Area” is the first thing to decide on before choosing a house or a lot. Each Summerlin Village is unique in its design, features, age, and style. We have lived in 5 villages and had rental properties in 2 other ones. They each have a personality.
Prices for semi-custom homes for sale vary according to which area you choose within Summerlin. The age of the house, size, neighborhood, and Villages will determine a base price. All houses are not built equally. A full city view is over $250,000.
Larger lots and homes for sale with a view will add value and will sell for more money. Pools and spas, energy-efficient features, and smart home features will make large price differences. Homes for sale with a casita, newly remodeled houses, and custom-built houses will also cost more.
If you are our client, we gift you a Building Standards Home Inspection. However, if you are not our client, please get a home inspection for new, resale, and custom homes. Technology in building materials and people errors make this a mandatory precaution.

Who Developed Summerlin?
The Howard Hughes Corp. Golden Plan
Del Webb Sun City homes for sale in Summerlin started in 1988. As Sun City was selling homes in its own Village, Howard Hughes Corporation continued moving dirt. After the Sun City Village in Summerlin, The Hills Village was where the first non-age-restricted homes were released.
1990 marked the completion of the Summerlin Parkway, and finally, in 1991, the first family called Summerlin home. HHC also built the Meadows School and donated it as Summerlin’s first school- it was private. The Clark County School District was a little slower.
To give Howard Hughes Corp credit, every time a Clark County Public School opened, they were fully supplied with items that other schools had to fundraise for. Schools were given AV equipment, TV’s, band uniforms, PE and sports equipment, science supplies, computers, and iPads. Auditoriums were provided with stages and theater lighting. Tables and folding chairs. Schools were very nice!
To navigate and identify the different areas of Summerlin, each land release is called a Village. Each Village is master-planned and has a design criteria theme and color scheme that the builders must adhere to. Custom homes undergo a review to ensure the home and landscaping meet requirements. Pollen plants are not allowed.
Howard Hughes Corporation takes on the development of a large sports park featuring a designated sport. They build and landscape walking paths connecting neighborhoods. Then turn every park over to the City or County to maintain. Land is set aside for future commercial development, and the remaining land is sold to builders with predetermined home sizes and design criteria.

During village planning, the location of schools and emergency services goes into the plan first. Then commercial development and retail centers are placed. The remaining land is divided up and sold to developers. Most communities have all housing sizes from apartments to condos to houses to custom homes.
Summerlin’s active outdoor lifestyle is extensive and diversified. There are now over 250 parks, many of which connect to over 150 miles of bicycle and walking trails. There is an aquatics center and multiple community centers, many with pools.
Maximum safety and convenience are the foremost criteria when designing roads. Traffic circles are used to minimize speed, and 2 wide, well-lit and beautiful freeways provide quick ingress and egress.

All varieties of shopping centers combine with the Downtown Summerlin Mall to make every type of retail conveniently available. There are multiple medical and cultural facilities, business parks, and award-winning, state-of-the-art libraries within Summerlin.
Currently, there are 3 luxury hotel and casino properties located within Summerlin’s boundaries. Living within Summerlin gives residents a well-rounded community surrounding their home.
The master-planned community borders busy Las Vegas streets, expanding nearby commercial businesses. Conveniently located shopping centers are also just outside Summerlin. Franchise businesses, large department stores, and boutique stores are just “across the street.” If you want anything, it’s close by.
Restaurants with every variety of food and price point are within 10 minutes of Summerlin. The Las Vegas Strip is 15 minutes away with a restaurant for every palette. Grocery stores are abundant with fruit and food from around the world. Our rule of thumb is that if you want it, you can probably find it within 5 miles.

They eventually traded 5000 acres of beautiful red rocks to the BLM, expanding the Red Rock Canyon National Conservation Area. In return, BLM gave them 5000 acres with views in the south part of town. This exchange is now The Cliffs Village in Summerlin South.
Years later, another exchange was proposed, resulting in the Summerlin Village Reverence breaking ground in 2019. New construction homes for sale in Reverence are among the finest homes ever built by National builders in Northwest Las Vegas.
