Overview- The History of Summerlin

Howard Hughes purchased 25,000 acres of remote desert land in 1952 for $3 per acre as a possible company site. After sitting dormant for over 30 years, Howard Hughes Corporation presented its plan for Summerlin to the city. Howard Hughes’ paternal grandmother, Jean Amelia Summerlin, was the namesake for the community.

Summerlin’s timing couldn’t have been better as it coincided with the boom that Vacant land now largest master planned community in Las Vegashappened on the Las Vegas Strip. Together with the Las Vegas Strip’s growth, Las Vegas and the surrounding cities in the valley exploded too. With over 5000 people relocating to town each month for 30 years, Summerlin has attracted the attention of many of them.

The brilliance of Summerlin’s original design team, their concepts, and their continuing marketing are stellar examples of how to create a world-class community. As a result of this brilliance, 30 years later, Summerlin is one of the best areas of Las Vegas to live in.

New Construction Homes

Summerlin Overview
The 100,000 Residents mark occurred in 2017, and the growth in the last two years is staggering. The new construction home count for “what’s sold” each week in 2019 was between 30-50, up 6% from 2018. That ranked  Summerlin as #3 in sales among Master Planned Communities in the U.S. for 2019 and #6 for the decade.

Part of their success is due to being flexible and changing their home products and amenities to meet consumer demand. This past year an increase in demand for townhomes, condos, and attached housing products resulted in more Lock and Leave lifestyle choices. Plans for villages under construction added several condominium communities and some age-restricted luxury apartment buildings.

Resale Homes in Las Vegas Valley

There have been many builders who have built homes in Summerlin over the last 30 years. Many are still premier builders in the valley. As with every home, it’s important to make sure you are buying a sound investment. As a former Nevada Building Engineer, while you look at if a house fits your needs, we look for signs of past and/or future problems. This is a feature that sets us apart from the crowd.

Know that most people did not have a home Pulte Homes new construction builderinspection when their home was brand new. There may be issues within a home that have gone unnoticed for years. Bowed walls, settling cracks, and poor drainage all happen for a reason.

Always get a home inspection to find the problems not visible to you. These may include reversed Low-E windows, broken trusses, missing attic insulation, and broken roof tiles. Most homeowners don’t ever go into their attic. Having a Protector on your team is important.

Problems are prevalent enough that we provide our new construction home buyer clients with free weekly construction monitoring. After their home is completed, we gift them with a “New Construction Inspection” from a Nevada contractor. Our New Construction Home Inspector finds non-cosmetic errors in almost every new home he inspects. Some are quite significant.
