At this time, the remaining homes for sale are in the mountains and are primarily built in a contemporary style. Parks are lovely, schools are open, and the Wet-n-Wild water park is a neighbor.
Many houses in Summerlin South are “smart” and built with high-technology features and building materials. The area just east of Summerlin is already developed with stores and restaurants. Larger department stores and medical facilities are very convenient.
There are still custom home lots for sale in an elite guard-gated custom home community with a golf course along the mountains. Do you want to build your dream home? Most Summerlin South homes for sale are resale homes. The further south you go, the newer the houses are in general. The new construction homes for sale in Summerlin South are mainly in the hills along the west side of Las Vegas. There are new construction homes for sale in fewer than 10 neighborhoods in the Cliffs Village.
That means that if you like the area, resale homes for sale in Summerlin South are more affordable. That being said, a 5-year-old home will cost less per square foot than a new home. Don’t rule out resale homes because, beyond the list price, taxes and insurance are also lower.
Keep in mind that there are well-priced homes for sale in Southwest Las Vegas in very nice neighborhoods just outside of Summerlin’s border. The local businesses are the same, and houses outside the border are comparable with lower prices and fees.
The best thing about living outside the borders is that prices are lower and so are property taxes, insurance, and association fees. You do have to pay to use their pools, but you have access to the same trails, parks, and events as Summerlin residents.

There are mostly resale homes for sale in Summerlin South. New construction homes are in the hills along the west side of Las Vegas. There are new construction homes for sale in fewer than 10 neighborhoods in the Cliffs Village.
When we show you resale properties for sale, we point out expensive upgrades like pivot front doors and black window frames can cost over $30K. Or floating stairs are up to $60,000. But I also point out possible red flags and flaws. Bowed walls, illegal room additions, and patio covers, temperature differences, and rust in a pool or bath fixture are sometimes found. Doors with air gaps that let dust and heat in, and drainage issues in the yard, are more common.

There are many multi-family condos and townhouses for sale in Summerlin. You might want to consider a golf villa, a high-rise condominium for sale, or mid-rise condos for sale. - Single-family homes and condominiums- mainly resale homes are in the MLS, BUT… there are some new homes that are completed or available to build. Some builders don’t want customizations, so they list them when completion is near.
- Homes for sale in Summerlin South are between Charleston and Blue Diamond, west of Hualapai, and further south, the eastern border is Ft. Apache.
