Sun City Summerlin is a good place to live and age in place. Clubs, classes, events, and public activities are planned by the activity directors. There are four community centers and three golf courses. Homes are designed for aging with no steps, grab bars in the baths, emergency pull cords, rocker light switches, and lever door handles. There are clubs that help people. One drives people to doctor appointments; another helps with Hospice visits. Other residents are there as support. 🏞️ What Is The Nicest Area Of Summerlin?
I think the nicest area of Summerlin is Summerlin West, and it is priced higher than older areas. The West Village neighborhoods are at higher elevations with red-rock mountains and city lights for views. There are semi-custom homes to build and a guard-gated community selling building lots for custom homes with views at $7M an acre. Schools and homes are newer.
Residences are near established businesses and services. Cool air blows down from the Spring Mountains, and the mountains shade those homes first in the evening. The location of Sun City Summerlin is a climate jackpot. This affluent community of over 7,800 homes enjoys cooler weather. Naturally shaded early in the afternoon by the Spring Mountains during the summer, while cool air blows down from Mt. Charleston.
Its elevation of 3,200 ft above sea level is higher than most parts of Las Vegas, Nevada. Moreover, it offers residents captivating views of the Las Vegas Strip, red rocks, and the Spring Mountains beyond the horizon.
Why Sun City Is In Two Parts With Style Differences
The first homes for sale in Sun City Summerlin were first occupied in 1988. 15 years after purchasing and building on that land, they sold out. The solution was to open another section across the busy street. Anorth golf course and the 4th community center were built across Lake Mead. The houses built had entirely different floor plans and a modernized look.
Sun City Summerlin Las Vegas is the largest retirement community in the entire Las Vegas Valley. Del Webb continued to build in many other Las Vegas Valley locations, see the box at the bottom of this page. Del Webb Lake Las Vegas is selling new homes, as is Sun City Mesquite, which is 1 hour north.
There are about 25 55+ neighborhoods in the Las Vegas Valley. With Sun City Henderson having 5 smaller Sun City neighborhoods, the feel is completely different. North Las Vegas has two, and “possibly” a new one is slated to have homes for sale in 2026 near Summerlin.

Summerlin itself has a complex system of parks that comprises over 25 community parks. Many neighborhoods also have small pocket parks, and there are hundreds of miles of walking trails connecting the villages comprising the extensive Summerlin park system.
Safety Features In 55+ Retirement Homes For Sale
Each home has an emergency light flashing system with switches throughout the home. When triggered, neighbors and the security team will come to check on you. Vacation checks are also available. The community is not a closed, guard-gated neighborhood. There are guard gates at each entrance that assist visitors and address any needs that arise.
The primary bathroom has a double shower with a seat and grab bars. Each bathroom has an emergency button to signal neighbors and guards. Many houses have removable under-sink cabinets to accommodate people in wheelchairs. There are very few steps, and many homes for sale in Sun City Summerlin have relatively flat thresholds.

Price Range of Sun City Houses
The smallest homes for sale in Sun City Summerlin are the Duplex Condominiums. There is a separate association fee that maintains the exterior walls of your condominium and the yard. Each condominium has its own garage and back patio. Many have golf course frontage. Prices start in the mid $300,000’s, and the sizes range from:

- 2,598 sq. ft. Single Family Homes For Sale
Prices for equivalent models vary by age, condition, city, and/or mountain views. The proximity to the community centers, golf course location, and lot size are all factors.
This means the house’s age is a consideration when determining the value in this development. There was also a Kitec Plumbing settlement. Did the homeowner do the repairs or pocket the cash? You need a Realtor who knows Las Vegas and construction when buying a home, new and resale. That’d be us, and we protect you and your investment.
How Old Is Sun City In Summerlin?
Since the first residences were occupied in 1988, and construction ended in 2003, we consider the remodel factor very important. Rightfully so, a 15-year age difference makes a big difference when evaluating a home’s value.
Remodeled houses and new air conditioners are factors that make a big difference. Houses originally had mainly tile floors in walkways, kitchens, and baths. Kitchens featured white or white-washed cabinets. Corian counters and sinks were an original option. Keep that in mind when you see houses with remodeled kitchens, baths, and flooring. Kitchen remodels can be expensive.
Another consideration: apparently, the Reserve Fund was found to be underfunded in 2025 following a semi-annual audit. A new $5000 charge was established for new home buyers to fund the reserve account. We fight to have the sellers pay this fee because they underfunded it, not you. Sometimes we win. When interviewing agents, ask how they feel about the $5,000 charge- they may even be unaware of it.
