🌇 Was Vdara Supposed To Be Condos?
Vdara was supposed to be condo-hotels, which are a form of condominiums. MGM Signature was the first condo-hotel in Las Vegas that MGM built in 2005. It’s pretty smart on their part. They sell the condominiums and make a profit. They get HOA fees and a monthly fee from owners in the rental program. When the unit is rented, MGM receives a nightly percentage of the rent. The condos are used for high rollers, as hotel overflow, and for people who want kitchens. They tend to stay longer, and guests from Vdara visit Aria and Cosmopolitan for their dining and entertainment, both MGM properties. When owners live in the property, they also visit MGM establishments.
⚖️ Is Vdara Nicer Than Aria?
I’m sure there are far nicer suites in Aria than in Vdara. Vdara is a condominium hotel. Units have kitchens, and there is no gaming in the towers. Vdara also has wheelchair ceiling lifts in a few rooms. MGM kept some rooms to help accommodate disabled guests in the units and pool. I appreciate that.

You’ll find that MGM Signature condos for sale may possibly be the best deal in Las Vegas. What originally sold for $600,000 as the first Las Vegas high-rise now sells for $225,000-$250,000. They can be lived in or rented for long or short-term. Before the first F-1 race, units went up to $350,000, but with fewer foreign visitors in Las Vegas, prices for these condo-tels went down, and vacancies are more common. Construction began during the boom years of the early 2000s. City Center’s construction was all privately financed and avoided most of the financial recession fallout. Vdara high-rise condominiums were the first building completed within the entire City Center development.
During the middle of construction, the economy crashed along with the sales of these luxurious condos. As a result of the recession and price drops, numerous lawsuits went on for years. MGM retained ownership of the majority of Vdara Las Vegas units- some were not by choice.
When the recession hit, CCRs were amended to allow short-term rentals, since MGM decided to retain ownership. Short-term rental condominiums are not common in Las Vegas. They are called Condo-Tels. Vdara Las Vegas is one of 5 high-rise condo towers in Las Vegas that can be purchased as a Las Vegas short-term rental investment property.
Vdara’s condos in Las Vegas are sold with complete furnishings. The facilities the condos offer are a spa and salon, a gourmet coffee bar each morning, and 24-hour room service. There are options of attaching units to add more bedrooms. Association fees are priced per square foot.
Living In A Luxury High-Rise Condominium
Las Vegas high-rise condominium options range from the luxury high-rise condominium towers to older buildings where a high percentage of residents are UNLV students. Then, around the corner are the Park Towers, which are the most expensive condominiums in Las Vegas.
Every luxury high-rise tower has concierge services, pools, spas, exercise and locker rooms, party areas, and community meeting rooms. Valet parking, roaming security, and package and grocery delivery are standard.
Each luxury condominium tower has its own special amenities. One Queensridge Place has guest suites that owners can reserve. Others have town cars for short rides for residents. Some have restaurants and others have beauty spas.
