Henderson waterfront homes for sale are only available in one community – Lake Las Vegas. Lake Las Vegas is near Lake Mead in Henderson. The only homes with a view of Lake Mead are in Boulder City. Since Lake Mead is a National Recreation Area, there are no homes within its boundaries. Just over the ridge from Lake Mead, you’ll find Lake Las Vegas.

Besides its beautiful man-made lake, Lake Las Vegas was anchored by its Jack Nicklaus Signature Design Reflection Bay Golf Course.

Each home site sold came with 2 golf memberships – one for the builder or developer and one to stay with the lot. This encouraged many builders to take an interest and build speculative homes in this Henderson waterfront community.
The lake at Lake Las Vegas is a man-made, freshwater lake that will never change water levels. To maintain the beauty and water quality of the lake, the Las Vegas Wash was tunneled and piped underneath. Only manual and electric watercraft are allowed on the lake.
Lake Las Vegas has continued to grow by adding The Ritz Carlton and numerous other commercial establishments. Developers and home builders have added some fabulous home and condominium developments in the last 10-15 years. In 2020, Del Webb at Lake Las Vegas opened with its own amenities and community center.

Waterfront Homes At Lake Las Vegas
I remember our first visit to Lake Las Vegas in Henderson. A few waterfront houses were starting to frame, and the sod was being laid on the golf course. Our office was invited to a tour of the up-and-coming Lake Las Vegas.
It was 1995. Enjoying a breakfast cruise on their yacht sounded pretty good, but it was ALL THE WAY out there, PAST Henderson! Waterfront homes at Lake Las Vegas sold slowly at first because they were only selling custom-home lots.
Many celebrities built custom homes to take advantage of the security and privacy Lake Las Vegas offered. About a year later, construction started on the Ritz Carlton, further shaping the community. Finally, a couple of tract builders started selling semi-custom tract houses, followed by Mediterranean-style condominiums.
Homes, retail, and industry flourished in all of Henderson, and as Henderson grew, Lake Las Vegas got closer. Today, Lake Las Vegas is still on the “outskirts of Henderson,” because it sides to the Lake Mead National Recreation Area.
Being the “last community on the road” gives it a great location that’s “out there” but still near everything. Now everyone wants to have luxury Henderson waterfront homes – while you still can.
The community stayed true to its plan of being both an elegant and elite place to live. It’s a great community that people who live there enjoy. Every time we go there, I like it more.
Today’s Waterfront Houses For Sale Market
Henderson waterfront homes at Lake Las Vegas range in shapes and sizes. There are multi-million dollar elaborate custom mansions on the water, to $250,000 condominiums, and everything in between. The architecture is a mixture of Mediterranean and contemporary.
In February of 2020, Del Webb at Lake Las Vegas launched! Despite terrible timing, Del Webb at Lake Las Vegas has been an extremely successful community.
What a great place it has become for retirement living in Henderson. Waterfront homes are hot being offered right now at Del Webb at Lake Las Vegas. Instead, they sell Lake Las Vegas view houses, clean air, and peace and quiet.
Today Lake Las Vegas is simply a beautiful place to live. There is still the added security and peace offered by being 10 minutes from metropolitan areas. There is also a strong sense of community for the residents in the condominiums, the luxury homes, and the waterfront houses. Henderson groups and charities hold many events at the lake.
The Community of Lake Las Vegas
There are small marina and boat rental areas, a terrace with shaded tables along the deck, and lovely places to walk. Smaller boutique retail for the community was a welcome addition. Adding Del Webb at Lake Las Vegas is an exciting change.
Henderson waterfront houses for sale are both affordable and luxurious. When combining great floorplans with quality features, this is simply a beautiful guard-gated community. If you want a waterfront home or a waterfront community, put Lake Las Vegas on your list of “Must See” communities in Henderson.
In 2008-2011 during the recession, water-front communities in Las Vegas and Henderson had the lowest depreciation rates. I assume that was because these areas had the fewest foreclosures, which kept the neighborhood prices stable.
