Once new home building lots are built out, there will not be any more in the Las Vegas Valley. No new lakes are permitted due to water restrictions. The supply will forever be limited to what comes on the resale market. That will nearly always be less than the demand for that product. During the 2008-2010 recession, waterfront home prices stayed pretty stable. Over time, that demand can only increase as our population increases. The supply won’t change much. That bodes well for appreciation potential.

The Area Around The Lakes In Las Vegas
Homes for sale in the Lakes in Las Vegas have easy access to lakeside living. Properties available with lake views on the water include home styles from luxury townhom Near Summerlin provides numerous dining options and access to shopping in many well-appointed shopping centers.
The community of The Lakes in Las Vegas is directly across from one of the largest parks in valley. Desert Breeze Park features baseball fields, a public pool area, and a community center. There are a dozen soccer fields and a “Concert in the Park” area. Restaurants and businesses are along the busy streets to accommodate picnickers.
As the second or third master-planned community in the west part of Las Vegas, they hadn’t realized the benefits of play areas and green grass. Community amenities have since been a focal point in Las Vegas and Henderson developments. The Lakes also have no community trails or small parks.
For me, driving through the area is always an enjoyable and beautiful experience. With the mature pine trees and meandering roads, a sense of peace surrounds the area. Put The Lakes on your “Must See” list.

They included two large, open grass areas for concerts and events, and an aquatic center across Durango. The land was originally an old rock quarry that was filled in to create The Dunes Hotel and possibly The Hacienda. Now it is one of the finest parks in Las Vegas.

There are elite luxury estates with private boat docks at The Lakes, as pictured above and below. Today, a 3700 sq ft waterfront townhouse became available, featuring a large in-ground spa and a gorgeous remodeled interior for $1.5M. There is a semi-custom home neighborhood with private boat docks on smaller parcels of land priced under $1M. Every neighborhood in the development is lovely, and remodeled houses are in demand.
Many lakefront homes for sale at The Lakes will also have swimming pools. To keep noise levels low, only electric boats are allowed on the water. When selling a home on the water, the price often includes an electric boat if the seller has one.
Although the many neighborhoods built add up to almost 5000 homes, very few have docks with direct water access. Sadly, living at The Lakes does not mean you’ll see water every day. This issue was corrected in the next Northwest Las Vegas community with water and boating.
Las Vegas -The Lakes Master-Planned Community
The master planned community of The Lakes borders the middle of Summerlin on the west and Queensridge and Sahara Blvd. to the north. Summerlin is the largest master planned community in the United States, but doesn’t have any lakes except on golf courses.
Las Vegas – Desert Shores is also a master planned community with lakes. It borders Summerlin on the south and Sun City Summerlin on the west side of Desert Shores. Lakes have semi-custom and custom homes lining the shores.

Where Should I Live – The Lakes or Desert Shores?
Las Vegas also has luxury homes for sale in Desert Shores, a Northwest Las Vegas master planned community with lakes. It borders Summerlin on the south and Sun City Summerlin on the west side. Lakes have semi-custom and custom homes lining the water.
The Lakes only have minimal public access to the water. About 95% of The Lake’s water access is private unless you live directly on Lake Sahara. Everyone wants water in the desert. Lakefront homes for sale at The Lakes offer privacy from the public. The privacy also provides security to residents.

Waterfront real estate listings for houses surrounding the multiple lake arms and lakes are in multiple communities within Desert Shores. There is an inner circle of waterfront communities and an outer circle of non-waterfront homes divided by the main circular access road.
Within this lovely development, housing ranges from condominiums and small houses to custom-built homes with private boat docks and electric boats. Pontoon boats are usually sold with the homes currently on the market.
I like Desert Shores’ lakefront homes because you can find smaller single-family homes for sale on an arm. Benches and grass surround the banks. The different neighborhoods have great floor plans that still feel modern 30 years later. View pictures on our preset home searches – you’ll be impressed.
Las Vegas has only these two water communities because the price of land rose, and a drought began. In the late 1990s, Clark County implemented water conservation requirements that prohibited the construction of future large water features. Many communities removed or turned off their waterfalls and sparkling ponds that accented their entrances.
Desert Shores Master Planned Community
The clubhouse is a highly sought after entertainment facility that is completely unique in Las Vegas. It is available to rent for weddings and events. Paddle boats and sailboards are inexpensive and can be rented with a resident ID.
The clubhouse area sides Lakeside Village and Lakeside Center, the commercial areas within the community. There are over four restaurants, a coffee shop, professional medical and legal offices, and even business suites to rent. The wine store is a rare treat! Lakeside Village makes it easier to stay close to home!
Enjoy a peaceful cup of coffee or tea in the sun or dine at the wine store. The wine store features a tempting menu with outdoor patio dining directly on the shoreline within the commercial area.
Just outside the community is Mountain View Hospital and every support medical chain office. HPN and Sierra headquarters are right there, and so is their NW Urgent Care. You’ll also find every restaurant and shopping chain within a couple miles – and a couple of freeways.
Natural Amenities At Desert Shores
Families of ducks and swans are a wonderful and interesting feature. It’s common to see fisherpeople on the banks of the fish-stocked lakes.
Despite houses in gated communities surrounding the lake arms at Desert Shores, every lake has access. Residents can walk and sit on the grass along every shoreline.
During the Canadian geese migration, I think they stop to play near the Las Vegas Strip for a while!
Henderson Waterfront Homes For Sale
The man-made lake community of Lake Las Vegas in Henderson started development in the 1980s and building in the mid-1990s. It’s 320-acre lake has lake front and lake view homes. It was in the middle of nowhere near Lake Mead. However, over the last 30 years, the city of Henderson has grown, so the Lake Las Vegas resort is no longer in the boonies.
There are still 5-7 new home builders in Lake Las Vegas. Several builders have lots and semi-custom new construction homes for sale directly on the Lake Las Vegas shoreline. There are matching waterfront condos built over-looking the waters of Lake Las Vegas.
