Las Vegas Waterfront Homes

The waterfront homes for sale in Las Vegas are only in two different neighborhoods. Henderson only has one neighborhood with a lake, and North Las Vegas Waterfront homes are non-existent. When water restrictions came about in the late ’90s and early 2000s, water features transformed to dry rock hardscapes. However, lake communities survived.

No communities have been built with a large water feature since Lake Las Vegas started building homes in the late 1990s. With water-front properties being a “thing of the past,” the value of waterfront houses remains strong in Las Vegas. Las Vegas waterfront homes for sale are rare but worth keeping your eyes open because they’re stunning. Houses within the lake neighborhoods are pretty great too.

The two communities with Waterfront Homes for sale in Las Vegas are The Lakes, which started in 1988, and Desert Shores began in 1992. Henderson, Nevada has one community, Lake Las Vegas. There are still brand new homes built in Lake Las Vegas.

The Lakes Master-Planned Community

The master-planned community of The Lakes borders the middle of Summerlin on the east and Sahara to the north. Summerlin is the largest master-planned community in the United States, but doesn’t have any lakes except on golf courses. Desert Shores is also a master-planned community with lakes and borders Summerlin on the south and west side of the community.

The biggest difference between these two communities is that the lakes in Desert Shores have public recreation areas. Many houses for sale in Desert Shores have private access to a lake from their backyard. In contrast, The Lakes only has private access to 95% of the lake’s water. Waterfront real estate is in demand everywhere in the United States, but everyone wants water in the desert.

The Lakes

The Lakes originally began in the “middle of nowhere” Las Vegas. Now, the location is very convenient and is still highly sought after. The Lakes was the second master-planned community on the west side of the Las Vegas Valley.

There are multiple condominiums and houses of all prices and sizes. Some very fortunate home buyers will find a home for sale on the water at The Lakes.

The biggest mistake the developer made at The Lakes was building 5000 homes with no community parks. In the late 1990s, Desert Breeze Park opened across Durango, and is a huge park. Desert Breeze attempts to correct this problem.

The Area Around The Lakes

Desert Breeze Park features baseball fields, a public pool area, and a community center. There are a dozen soccer fields and a “Concert in the Park” area. Restaurants and businesses are along the busy streets, on two sides of the park.

There is very little public access or views of the lakes at The Lakes. As the second master-planned community in the west part of Las Vegas, they hadn’t realized the benefits of community amenities. The Lakes also have no community trails and parks.

For me, driving through The Lakes is an enjoyable and beautiful experience every time. With the mature pine trees and meandering roads, a sense of peace surrounds the area. Put The Lakes on your “Must See” list. 

Houses For Sale at The Lakes

There is also a semi-custom home neighborhood with private boat docks on smaller parcels of land. Every neighborhood at The Lakes is lovely and homes for sale are in high demand.

Although multiple home communities with 4900 homes are at The Lakes, few have docks with direct water access. Sadly, living at The Lakes does not mean you’ll see any water.

Many waterfront homes for sale at The Lakes will also have swimming pools. To keep noise levels low, only electric boats are allowed on the water so when selling a home on the water, prices often include an electric boat. Prices start around $900,000 for homes on the water. 

Waterfront Homes For Sale In Desert Shores

Houses surround multiple lakes in multiple communities within Desert Shores. There is an inner circle of waterfront communities and an outer circle of non-waterfront homes.

Within Desert Shores, housing ranges from condominiums and small houses to custom-built homes with private boat docks and electric boats. Often boats are sold with the homes on the water, especially pontoon boats.

I like Desert Shores’ waterfront homes because you can find smaller waterfront family homes for sale. Las Vegas only has these 2 communities because the price of land went up, and a drought began.

In the late 1990s, Clark County implemented water conservation requirements that prohibited future large water features. Many communities removed or turned off the water falls and ponds accenting their communities

Henderson Waterfront Homes For Sale

In Henderson, Lake Las Vegas started building in the mid-1990s. It was in the middle of nowhere near Lake Mead. In 30 years, the city of Henderson grew, so Lake Las Vegas is no longer in the boonies.

There are still 5-7 new home builders with new construction homes for sale in Lake Las Vegas. The 55+ Del Webb at Lake Las Vegas retirement community has exploded the entire development. Search for new construction homes and see our blog.

Desert Shores Master Planned Community

Desert Shores is also a master-planned community featuring exclusive private estates and residential tract and semi-custom homes. All residents have access to the clubhouse and beach club.

The beach club is a public sand beach swimming area with a lifeguard all summer and on warm weekends. Also on the beach is a volleyball court where lively games get going among the residents.

The clubhouse is a highly sought after entertainment facility that is completely unique in Las Vegas. It is available to rent for weddings and events. Paddleboats and sailboards are for rent with a resident ID.

The clubhouse area sides the commercial area within Desert Shores. There are many stores as well as a medical and office center. Mountainview Hospital is and surrounding medical facilities side to Desert Shores.

You can enjoy coffee and tea in the sun or dine at the wine store. The wine store features outdoor patio dining directly on the lake within the commercial area.

Natural Amenities At Desert Shores

Families of ducks and swans are a wonderful and interesting feature. It’s common to see fisher-people on the banks of the fish-stocked lakes.

Despite houses in gated communities surrounding the lakes at Desert Shores, every lake has access. Residents are able to walk and sit on the grass surrounding every lake.
