The waterfront homes for sale in Las Vegas are only in two different neighborhoods. Henderson only has one neighborhood with a lake, and North Las Vegas Waterfront homes are non-existent. When water restrictions came about in the late ’90s and early 2000s, water features transformed to dry rock hardscapes. However, lake communities survived.
No communities have been built with a large water feature since Lake Las Vegas started building homes in the late 1990s. With water-front properties being a “thing of the past,” the value of water-fronting homes remains strong in Las Vegas. Waterfront homes for sale are rare but worth keeping your eyes open because they’re stunning. Homes within the neighborhoods are pretty great too.
The two communities with Waterfront Homes for sale in Las Vegas are The Lakes, which started in 1988, and Desert Shores began in 1992.
The Lakes Master-Planned Community
The master-planned community of The Lakes borders the middle of Summerlin on the east. Summerlin, which is the largest master-planned community in the United States, does not have any lakes except on golf courses. Desert Shores is also a master-planned community with lakes and borders on the north side of Summerlin.

The biggest difference between these two communities is that the lakes in Desert Shores have public recreation areas as well as private access areas. In contrast, The Lakes has only private access to most of the lake’s water.
The Lakes originally began in the “middle of nowhere” Las Vegas. Now, the location is very convenient and is still highly sought after. The Lakes was the second master-planned community in the Las Vegas Valley. There are multiple condominiums homes of all prices and sizes. Some very fortunate home buyers will find a home for sale on the water at The Lakes.
The biggest mistake the developer made at The Lakes was to build 5000 homes with no community parks. In the early 1990s, Desert Breeze opened, which is a huge park to correct this problem. The lovely park features baseball fields, a public water park area, and a community center, as well as a dozen soccer fields and a “Concert in the Park” area.
There is also very little public access or views of the lakes at The Lakes. Since it was the second master-planned community in Las Vegas, they hadn’t realized the benefits of providing lake access and having community trails and parks.
For me, driving through The Lakes is an enjoyable and beautiful experience every time. With the mature pine trees and meandering roads, a sense of peace surrounds the area. Put The Lakes on your “Must See” list just to relax and enjoy it.
Houses For Sale at The Lakes
There are elite luxury estates with private boat docks at The Lakes.
There is also a semi-custom home neighborhood with private boat docks on smaller parcels of land. Every neighborhood at The Lakes is lovely and homes for sale are in high demand.
Although multiple home communities and 4900 homes are at The Lakes few direct water access. Sadly, living at The Lakes does not mean you’ll see any water.
Many waterfront homes for sale at The Lakes will also have swimming pools. To keep noise levels low, only electric boats are allowed on the water so when selling a home on the water, prices may include an electric boat. Prices start in the $700,000s for homes on the water.
Desert Shores is also a master-planned community, features exclusive private estates as well as residential tract and semi-custom homes. All residents have access to the clubhouse and beach club. The beach club is a public sand beach swimming area with a lifeguard. Also on the beach is a volleyball court where lively games get going among the residents.
The clubhouse is a highly sought after entertainment facility that is completely unique in Las Vegas. It is available to rent for weddings and events. Paddleboats and sail-boards are for rent with a resident ID.
The clubhouse area sides the commercial area within Desert Shores. You can enjoy coffee and tea in the sun or dine at the wine store and attached restaurant directly on the lake within the commercial area. There are many stores as well as a medical and office center.
There is a private beach with a lifeguard on duty during the summer and on warm weekends. Enjoy a friendly game of sand volleyball or go next door to the paddle boat rental area. Families of ducks and swans are a wonderful and interesting feature to enjoy within the community, as are the fish stocked lakes.
Waterfront Homes For Sale In Desert Shores
Having multiple lakes, there are multiple communities within Desert Shores. There is an inner circle of waterfront communities and an outer circle of non-waterfront homes. Within Desert Shores, housing ranges from condominiums small homes to completely custom homes with private boat docks and electric boats. Often pontoon boats are sold with the homes on the water.
I really like Desert Shores’ waterfront homes because you can find smaller waterfront family homes for sale. Las Vegas only has these 2 communities with lakes because the price of land went up, and Summerlin started building in the early 1990s. In the late 1990s, water conservation efforts were implemented which prohibited large water features.
