Zip Code 89074 is located mainly in Henderson, NV. Homes for sale in 89074 range from condos and townhouses to beautiful custom homes. Boundaries are jagged but go from just east of eastern in Silverado Ranch behind Target to Gibson Road on the eastern boundary. The 89074 zip code’s northernmost boundary is below Warm Springs, and the 215 Freeway is the southern boundary.
Spanning from Eastern to Gibson Road and from the 215 Frwy. to Warm Springs. There is one section of Silverado Ranch and Southfork that is south of the 215. The 89074 zip code was the original Green Valley zip code. At that time, there were life-like bronze people statues on most street corners. They were a lot of fun to find as we drove down the road. Some golfed, others had tennis rackets, and a great older gentleman was on a bench reading the newspaper. They say the removal was due to distracted drivers. (see picture below)
The area is home to Green Valley Ranch South and part of Green Valley Ranch North. There are two golf courses, and commercial businesses are flourishing. The Green Valley Ranch Hotel and Casino is just on the other side of the 215 freeway. Silver Springs and Ventana Ranch are homes for sale in 89074 on the eastern side of Green Valley.
Green Valley was first established in 1978, on a giant piece of land in the middle of nowhere. Green Valley was not fully built out until after the boom on the Las Vegas Strip. The last houses in Green Valley South and North were completed by 2000. Other developments like Ventana and Silver Springs continued to build great homes towards the east side of the Henderson zip code after that.

Green Valley North and South History
Green Valley broke ground and started the American Nevada Corporation in 1978 by Alan Greenspun, owner of the Sun Newspaper. After seeing a master-planned community in another state, Alan Greenspun bought a large parcel of land in the desert near McCarran International Airport.
After moving dirt, they started selling houses. Green Valley expanded slowly until the casino boom on the strip in the early 1990s. They needed houses for construction workers. After Green Valley (South) came Green Valley North, then Green Valley Ranch across the freeway. Check out our pages on each development.
That was when various builders bought parcels of land, and the American Nevada Corporation began building commercial buildings. This business model worked out fabulously. That cheap desert property became more valuable with each section release, and they (ANC) got to collect association royalties from every house, every month, forever.
Every hotel room is equivalent to 1.5 jobs in the hotel and as family support in the community, and we were building as fast as possible. With neighborhoods came casino support businesses, road builders, flood control, city, and state government.

The first house I ever sold in Green Valley was to a man hired to make a downsizing plan for the City of Henderson once the boom was over. He loved living in Green Valley. He spent 2 years planning the government’s downsizing and moved away, having never implemented it, two years later.
When we showed a zip code 89074 property to our wedding coordinator in 1995, she turned down starting a business in Henderson. The corner of St. Rose and Eastern was only $50,000 an acre! She thought no one would attend weddings “way out there.” That may now be the busiest intersection in Henderson. The second largest city in Nevada… The 215 Freeway made a huge difference.

Schools: Homes for sale in Henderson, NV, are part of the Clark County School District. Schools are established and have good ratings. In March of 2025, a new Superintendent of Schools was hired. She came from the Nevada Department of Education, and our hopes are high. That job has been a challenge for years, and it shows in scores. So far so good!
Check out school scores, zoning, and scheduling on CCSD’s website. Also in the area is the Coral Academy of Science which is the third best middle school in Nevada. Coral Academy is a Charter School of CCSD. There is usually a waitlist and an admission lottery. Register ASAP. There are numerous private schools in the area, including an international school nearby in Seven Hills.
Investment Property: Due to the HOA fees in a master-planned community with community space, parks, and facilities, investment property might not pencil out. Rents are high in this area because it’s beautiful, safe, and near the freeways.
There are also 2-bedroom homes for sale in multiple neighborhoods of 89074. Silver Springs, Gibson Springs, and Ventana Canyon have lower association fees with good locations. The housing market in 89074 is always in demand.
Best Amenity In The Area and Golf Course Living
Golf Course Living: Homes for sale in 89074 listings in Henderson, could be custom homes in the premier golf development of The Fountains and the Legacy Golf Club. It’s a guard-gated clubhouse neighborhood. There is also the Wildhorse golf course further east that has lower-priced houses surrounding it.
Amenities: The best amenity is a toss-up between retail and dining. Big box, chain stores, and mom-and-pop stores are everywhere. You can dine in any type of food restaurant. I love the variety and options available in Henderson.
But Henderson’s Green Valley Library is tough to beat. Connected to Las Vegas Clark County Library District it’s a Top 10 Library System in the U.S. The online media availability gets an A+. I don’t need to buy newly released audio or ebooks anymore.
