Zip code 89103 is west of I-15 to Rainbow and south of Sahara and north of Tropicana. It includes luxury condominiums at the Martin with a list price of around $14 Million and 1 bedroom condominiums starting under $150,000. The 2 bedroom condos start around $180,000. Tract housing and custom houses mainly compromise this zip code. There are a few 4-plexes.

Commercial properties include China Town and the normal retail stores. The West Sahara Auto Dealerships are half in 89102 and half in 89103. There are quite a few parks in zip code 89103. Voters approved a large parks and recreation tax bill in 1990 and acquired some nice parcels at that time. Voters also approved the Library Bill in 1990 and the library in 89103 is a gem in the Las Vegas Clark County Library District (LVCCLD) branches.

Before most communities were named in Las Vegas people referred to areas by the section numbers on a map. These sections west of Decatur and north of Desert Inn are mostly custom homes on 1/2 arce to 1 acre larger lots with no sidewalks. There is a hill with a Strip view that some beautiful custom homes take advantage of. Today we would have called this area rural neighborhoods. Many casino executives built custom homes here in the 1970’s and most are remodeled.

Taking advantage of land with a close proximity to main streets, builders built small 2-3 bedroom houses in this zip code in the 1960’s and 1970’s and the 1980’s saw some 3 bedroom tan stucco houses that are prevalent in Las Vegas. After 1990, the remaining vacant land was filled in with various projects including condos and semi-custom neighborhoods.
