Homes for sale in zip code 89123 are in a great location and in a comfortable neighborhood. When Silverado Ranch started selling houses in the 1990’s, it was interesting because they built the schools first.
People who refused to sell their ranch houses in the 1990’s were fenced off and built around. There was no stopping progress. They were bullied, but probably should have moved.
The land Silverado Ranch is on was not developed until land values began to rise. It was the middle of an alluvial fan and in a flood zone. Thankfully, Southern Nevada’s Flood Control had a large budget, and they got the job done. When you live there, that means that the dirt may be a bit sandy. But you feel safer knowing the area is full of retention basins and storm drains.
To look at the silver lining. We owned a house in Silverado for over 10 years and never had an exterminator visit. Because the land for centuries was subject to flash flooding, critters and animals avoided calling it home.
Neighborhoods in 89123 Area – South Las Vegas
Some neighborhoods have no CCRs, and some are gated neighborhoods. But the whole area has fewer critters than many other areas. In 2024, the last new home was finally sold in this area. The library is on Las Vegas Blvd, the park is nice, and the trees are getting big. Shopping, restaurants, and medical are as close as it gets.
The other part of zip code 89123 is rural with the occasional subdivision. Half-acre lots in Las Vegas are allowed to have up to two horses unless there are CCRs saying “no livestock.” Each horse needs 18,000 square feet of dirt to be zoned correctly. Equestrian Estates is a unique neighborhood where the community has shared horse facilities and luxury homes for sale with an elegant appeal.
There are some modern smart home features in the newer houses. Views are limited to mountains, but the area feels wide open. When a home offers gated community amenities, those amenities can be nicer than most. Most houses in this area are considered “mid-range” and “affordable.”
