Zip Code 89145 is located in the west part of Las Vegas. It is a long strip of a zip code north of Charleston and east of Town Center. Homes for sale in the 89145 zip code are not confined to a time period of being built.
East of Rampart Blvd., the zip code goes north to the Summerlin Parkway. Besides mid-range prices east of Rampart, there is quite a bit of luxury homes for sale in zip code 89145 west of Rampart. Summerlin and Queensridge master-planned communities have absolutely beautiful custom homes in both communities.
Queensridge was build around the Bad Lands Golf Course. People paid large lot premiums to live backing up to the Badlands. During the financial recession, the privately owned golf course was sold to the developer of Tivoli and the One Queensridge twin high-rise condominiums.
The buyer lived backing up to the golf course but saw an amazing financial opportunity to develop that prime real estate into homes. The project was approved by the city council, and after some wealthy homeowners called in favors, they changed their minds. Hundreds of millions of dollars paid by the city later, in 2025, it was decided that homes would be built.
Queensridge is still a very nice guard-gated neighborhood, but it will be under construction for the next few years and no longer has a golf course. The clubhouse, amenities, and guard gates will not be part of the new development.

There is a mix of housing types among homes for sale in the 89145 zip code. There are 20-30-year-old custom homes of all styles and price ranges. Then there are some tile-roofed, smaller houses. You’ll also find 50+ year old houses with asphalt shingle roofs and no CCRs. It’s very diverse.
A canyon park runs parallel to Charleston and doubles as a flood control channel. That means rabbits. Lots and lots of flower-eating critters in the parks. Our dog used to love going to the park! Numerous gated and guard-gated communities are along the canyon parks, enabling and enhancing the wide – open city light views.
Zip Code 89145 is also home to the tallest, most luxurious high-rise condominium towers off the Las Vegas Strip. One Queensridge is on a busy corner near golf, casinos, shopping, and dining. Their units were sold as bare shells and were completely customized. Guest lodging onsite is a unique feature, and their amenities are top-of-the-line. Garages are walled and separated on the garage floor. They range from one-car to six-car in size.
Valet, front desk, his and hers spas, locker rooms, and a wine vault are impressive features. Talking with our clients, what they like most is morning coffee with other residents in the coffee and espresso lounge. Indoor and outdoor pools are their second favorite thing about living there. Medical & Clark County School District In 89145
Students living in the 89145 zip code in Summerlin and Queensridge are either bused or walk to school in the adjoining zip codes. Students living in the older part of 89145 may be able to walk to their elementary school. Students who attend school in Summerlin have advantages even though they are mainly bused.
There are 3 award-winning designs for schools (with variations) that have been built throughout the Las Vegas Valley for about 30 years. I once met the salesman from our school district’s architectural firm on a plane. He told me that they are hired by school districts around the country to build their Las Vegas school designs for them. That’s good to know.
When schools were first built in Summerlin, the Howard Hughes Corporation provided computers, iPads, copiers, PE and science equipment, and band instruments. Students in other areas were not as fortunate, and parents had to hold fundraisers for years to fully equip the departments.
Shopping and restaurants in the 89145 zip code are abundant and close by. The medical office and hospital availability offered in zip code 89145 is minimal, but 89144 has the Summerlin hospital, and it isn’t far away. Because of the proximity of an almost 500-bed hospital, medical offices from most necessary specialists are right there too.
